Walked along Tremont today. This area has to be one of the most active construction sites in the city. I counted 5 separate projects going up, with what has to be close to 1000 units between apartments and town homes. Truly transformational!

I'm a huge fan of those white/black/gray townhomes. They're clearly modern, but not in-your-face modern. Like a new age take on old Northeastern rowhouses.

Great aerials. With the trees mostly bare Charlotte is looking enormous, especially panning from "Loso" towards uptown. Almost like NE city. So much development coming too.

went down W Tremont towards 77 from S Tryon after watching the video posting above.  Wow is a complete construction zone.  2 apartment complexes going up, for sale townhomes by Toll Brothers and the Quarter renovations for offices and retail.   Already on that stretch is the new office building at the corner and the recently built Ryan townhomes.   a huge neighborhood is being built right next to Brookhill.  Unbelievable transformation and it used to be just the Tremont Music Hall down that way and some industrial 1 story buildings.

The Quarter is also going to have a 300 unit apartment complex.

it is already under construction across the street from the one story commercial buildings.

Then there are 3 apartment complexes here. The Range Water, the Quarter, and the one in-between the Novant ob/gyn and and the townhomes, which is 200 or so units.

the mother of all land tracts in the Southend area is hitting the market according the Ledger.

It is the single story office park at Clanton and 77 all the way over to South Tryon .  46 acres.

Here is the marketing brochure for it.  when the new owners bought this a few years back I thought they would do the redevelop themselves but it seems they want to sell it.  This could attract some large national developers.

From the brochure, it appears the tract stops at just South Tryon, not all the way to South.

This could be big. My firm has been working on numerous tenant upfits, exterior improvements, and signage branding for South End Business Park since 2016. We just built a 50,000 SF tilt-up warehouse/office for Anixter at 3416 Trade Park Ct in 2017, so the building stock here isn't completely old and forgotten.

Now, Brookehill just has to be redeveloped and Southside homes needs to be sold off and redeveloped. Both should have a mixture of market and affordable. I don’t think Brookehill will though with the new developer.

I’m not sure if this is the best place to put this, but a friend of mine who works in the home furnishings business here in town told me today that Serena & Lily is going to open a store somewhere in South End.  For those not familiar, it’s a high end home furnishings/decor/design store.  They only have a handful of actual stores, mostly concentrated in the NE and West Coast.  ATL is the closest one for now.  They have a decidedly Hamptons aesthetic. A nice feather in our cap, if true, because they tend to be very choosey with brick and mortar locations.

New(er) renderings then what was in the original Agen:erm:Axios article.  Now called Anthem Food Hall.

Had it not been raining sideways after 5 I was right across the street picking up the pup today I could have seen if any activity was going on!

Various for sale townhome projects coming up South Tryon but I have heard the project is stalled the condos at Wilmore and S Tryon 2nd to last photo.  The financial partner maybe pulled out?

Interesting, some of those condos were listed from time to time, but didn't seem like nearly enough to actually market a decent % of the building. 

Related, does anyone know what the 2-story building by the gas station on Tryon is? Probably right across the street from the food hall posted above, it's a nice looking building but no idea what it is

Will put this here until we get height plans and see if this qualifies as highrise.

Highwoods Properties is under contract to buy 1426 S Tryon (the ABC store and giant surface lot) for $27mm.

They are planning 300k sf of office fronting Tryon and 250 apartments fronting Winnifred.

I suspect both will be 12-15 stories, but that height is pure speculation on my part.  

They close in the land next month.  Not sure when the break ground.  Also, not positive if there is a tenant lined up.  Someone a few months ago hinted yes, but I'm unsure on that.
