Great news on the transformation of University Place!

I was wondering why Chick Fil A was moving to the other side of Harris, that whole area is going to change with Office Depot and Michaels moving too

I hope that this redevelopment will be the start of more Office Development in the University Area.   CBJ says its the first new office to be approved for construction in University in 10 years.

Lumeo Apartments have broken ground, directly across the street from the University City Light Rail garage and station.

Unfortunately the parking garage will be more urban that the apartments. Big set backs from the street with big green belts, no retail, all surface parking around the perimeter, etc...     doesn't really do anything for walk-ability in that area. Parks Chevrolet might have a better street presence.

That set-back seems really specific. I wonder if they're reserving space for additional buildings?

Developer is Panorama.  Anyone familiar with them and their past developments?  Looks like they’re  breaking ground in Ballantyne Village within the next month on a hotel/office high rise.

here is the Business Journal article about it and it is close to new Top Golf facility in a former industrial area but walking distance to LYNX station.

New apartments at McCullough LYNX station replaced 2 single story office buildings.  This is where the LYNX line is really driving growth of apartment complexes in areas formerly overlooked for residential and this is evident at this station, University City Station and even Old Concord station not to mention closer intown.

New apartments topped out and progressing nicely at University Executive Park by the McCullough station.  Today. 

and the most transit accessible Showmars in town and the most transit accessible hospital in town.  Many of the  hotels in the N Tryon corridor will benefit as they are walking distance to LYNX stations.

Around campus shots and the football stadium is fantastic looking my first visit today.  Homecoming weekend at UNC Charlotte.  My friend who has not been on campus for years said it was beautiful and so did her FAU alumni friends who had never been here to Charlotte or to campus were impressed with the city and the campus.   UNC Charlotte has never looked so good.

It's great to see all this growth in UC, but I really dislike how some of these apartments are set back so far from the street. Is it just me?

New $9.5mil police station approved for the site of the current DMV next to the fire station and IHOP.

New Chick-fil-A (re)location opened on the 3rd at the former site of the suntrust on Harris to make room for the future office building.

In today's (10/17/2019) Charlotte Business Journal - "Crescent Communities starting soon on new University Research Project," by Ashley Fahey

"Crescent Communities has begun site work for an upcoming office project in University Research Park.  Charlotte-based Crescent said it would add a four-story, 158,000-square-foot building near the intersection of West Mallard Creek Church Road and David Taylor Drive, the first office building to be developed within the research park in years." .... "The new building, Escent Research Park, will include a lobby with a two-story atrium, a building amenity package and green space, including "activated open outdoor gathering areas."   "The developer will pursue certifications like LEED, Fitwel and WiredScore."  "The office building will be developed on a 20-acre vacant parcel between Resource Square and Cambridge Corporate Center.  Site work has begun and the developer anticipates delivery in early 2021."

From today's Charlotte Business Journal (10/18/2019) re: Innovation Park in University City - "New owners plan massive redevelopment after buying Innovation Park for $270 M" by Ashley Fahey.

In Brief:  "Innovation Park in the University area of Charlotte has been acquired for hundreds of millions of dollars — and the new owners have big plans for the property.  Innovation Park — originally built in the early 1980s for IBM and encompassing  202 acres near West W.T. Harris Boulevard — is today home to companies like Allstate, AXA, Alight Solutions, Classic Graphics and Wells Fargo."

Excerpt from CBJ:  "Investment manager Partners Group, headquartered in Switzerland with U.S. offices, and  Accesso Partners of Hallandale Beach, Florida, purchased the 1.8 million-square-foot office park for $270 million, said Brian Rosen, chief investment officer at Accesso Partners."  ...  "Details are still being ironed out, but Rosen  estimated the site could bear about 1,000 residences and up to 1.5 million square feet of new office space —  a huge change in look and dramatic increase in uses for the suburban office site."   "It would be dense but it would be modern, higher-end type of product," Rosen continued.   The joint venture will file a rezoning petition for the property soon.   It would likely take two to five years for any new development to begin to deliver, Rosen estimated.   Rosen cited a number of factors for why the joint venture decided to make such a significant purchase with Innovation Park, including its proximity to the Lynx Blue Line and UNC Charlotte.   "We’re taking what was a major redevelopment project that was done very successfully by BECO and taking it to the next level with a new mixed-use development," he continued.   Rosen added a belief that the University office submarket has the ability to offer companies relatively cheaper space compared to downtown, as well as a lack of inventory in the area today."

From today's (10/22/2019) Charlotte Business Journal - "More redevelopment planned in University area after office building trades at big loss for seller" by Ashley Fahey

Excerpt:  "San Francisco-based Shorenstein Properties has acquired an office building formerly home to IBM and Flex that today sits vacant.  Shorenstein acquired the 445,806-square-foot building at 6800 Solectron Drive from Westcore Properties for $10.5 million, according to Mecklenburg County real estate records.  The acquisition also included an undeveloped 12.4-acre parcel fronting IBM Drive that's adjacent to the building.  Shorenstein says it plans to "extensively redevelop" 6800 Solectron Drive into an office project with outdoor amenity space, increased parking capacity and better access to surrounding roadways.  Matt Knisely, managing director at Shorenstein Properties, said in a statement that University City has long been a "dynamic" corporate hub and educational epicenter in the city of Charlotte.

These are market rate age restricted apartments being built near Highland Creek.   They are Not assisted living or anything like that.  Similar to Overture which is at Rea Farms Village and Cotswold also age restricted apartments.   You will see more and more of these type of apartments in Charlotte too.
