These buildings back up to 700 Main and part of that block is also under redevelopment turning existing building into retail and lofts.

Kamikaito by Kiyens has been announced as the new tenant for the Argenta Market/Good Food by Ferneau space. It will be a pan-asian sushi and hibachi place with a few Korean specific dishes. Being put together by Kiyen Kim. Same guy from Kiyens on Chenal. I wish it would be a full out Korean restaurant but it's better than an empty building.

Ozark Escape of Fayetteville is opening a location at 711-715 Main Street in Argenta. Not sure what was located here previously but it has been empty for awhile. They have already begun construction. Buildings are gutted and Ozark Escape has signage up. This place is extremely popular in NWA. The Argenta location will have three themed rooms. With the new Asian restaurant going in the Argenta Market space a block and a half away, there will be a nice draw for people to that end of the "strip".

Along with all that, Orbea moving across the river and Core Public House expanding their kitchen and menu, Argenta is really moving full steam ahead.

Plans have been released for the Smarthouse Way property on the west side of the Broadway Bridge. The project will be known as the Argenta Waterfront District and will include a 92,000 sq. ft. hotel, a 244,000 sq. ft. high-rise and a 89,000 sq. ft. mid-rise apartment building. The largest building will include offices and condos. What makes this different from other proposals for this property is the property has been purchased from the city.

Tenants seem to prefer the 20-25k sf floor plates these days so they can get everything on one floor and work the Open Office concepts. 15k sf floor plates are obsolete

There's a lot less market for 20k SF tenants, so chances are these are multi-tenant floors in most cases.

I'm suggesting that it will in fact be just that. There aren't a plethora of 20,000 plus tenants, so consequently, I imagine most floors will contain more than one tenant. The only real upside to a larger footprint are construction cost metrics (a lower envelope to floor area ratio).  Furthermore (and arguably less important), it results in a less visionary concept.

Another project to look for in Argenta is THRIVE. THRIVE will be an 164 apartment unit project by ERC out of Ft. Smith. It will be located in the old feed mill location across from the Arkansas Regional Innovation Hub. See THRIVE.

This will add to the other residential projects in the last ten years: City Grove 14 units, Argenta Flats 160 units, the Enclave, now known as the Metropolitan, with 260 units and a number of additional units added on Main. Not within walking distance but a short distance away is the Riverside at Rockwater with 264 units as well as a few new construction single family homes in Rockwater with more on the way.

The THRIVE was approved by the North Little Rock Planning Commission and construction should  start this summer if all goes according to plans.

The NLR City Council will vote Monday night to approve the selection of Taggart Architects to design and oversee construction of the Argenta Plaza. The board will also vote on a resolution for an option to purchase agreement between the city and Centennial Bank for city owned property located between Main Street and the trolley barn.

Taggart has released a video of the plaza.  Argenta Plaza 

Centennial Bank has turned down the option and is looking at the property it has now on the west side of Verizon Arena.

Huh?  So Centennial owns the property on Main planned for the Plaza and now they've opted NOT to sell?  Yikes...this needs to go on Main, NOT by the Arena...there is not urban fabric around the arena.

I seem to remember back in the early days of Home Bancshares, when the second-generation Twin City Bank still existed as a brand, there were plans to build at least a two-story TCB main location on that site (perhaps with some extra leasable offices included). Can't imagine that Home Bancshares has anything resembling that plan now, but stranger things have been known to happen.

Monday will be a big day for Argenta with the City Council approving the construction of a three story office building to be located at 600 Main. The Council will also approve appropriating funds for the unnamed plaza to be constructed on the next block. Also, a press release has been sent out concerning an announcement Monday detailing the construction of a multi-story office building next to the plaza.  This new building will become the headquarters for a tech company.
