New article discusses alot of this.  Site of Greyhound station will be a 5-story hotel.  Demolition starting soon.  West of Simmons arena, along 2nd St plaza, there will be major development, similar to drawing on this page from May 2021.  There will be two buildings on each side of the 2nd St plaza, and another building on each side with one facing Broadway, and the other facing Washington.  6-8 story building on Broadway side, and 2 story on Washington Ave side.  There will be a parking garage and also a 40,000 sqft conference center.  These 6 buildings will have offices, shops, restaurants, entertainment, hospitality, and apartments.  The NLR Electric & City services building will be razed.  They also want to extend the Junction Bridge trail to Broadway through the property.

The funny (sad?) thing about all of this development is that when Alltel (Verizon begat Simmons) Arena was designed, the WHOLE SITE ORIENTATION of the arena NW to SE was to point views from the entry plaza direct to the Little Rock skyline.  Subsequent development is now rendering this irrelevant.

Presentations were made today (or yesterday?) to the North Little Rock City Board about a planned new 14 story mixed-use building on the old bus station property.  It will contain a boutique hotel in the first six floors, 3 floors of office and additional floors for condos/apartments.  If this advances, it will be a nice addition to Argenta and to the NLR skyline.

It will be. Hopefully part of the plan is to move the pawnshop that’s next door to the property. It may also make the Wyndham invest in upgrades.

Also, the Mayor is pushing for the construction of a conference center to be built within a 100 yards of the above mentioned hotel project.

The NLR board approved the sell of the property to the developers for this project.

According to the Hilton website there is one Tempo open in New York City and two more in development in Nashville and Louisville so this a relatively new brand for them.

Also, I wonder if it’s still going to be mixed use or is it going to be all hotel?

Also said a “very high caliber local celebrity” will be involved with the project.

Sounds like a nice hotel flag, but pretty disappointing it's not going to land at the ±14 floors originally planned.  NLR really needs one or two 10+ story buildings to create a bit of mass and height.

 I agree it would be a shame to waste the location but it wouldn't be the first time for the riverfront area.  Architect, is there a way to design a building where it is  part hotel and part apartments so if the hotel part is very successful the apartment part can be converted at a reasonable cost?

Absolutely, that's doable from an architectural standpoint.  But options like that are driven by market demand and developer goals.
