WAY different construction. Theaters are highly specialized with architectural elements that are idiosyncratic to the building design and site iteslf as well as acoustical concerns and MEP considerations for AV and specialty equipment. Student housing and residential is usually very repetitive form, pour, move up, repeat. Decking and MEP runs that go through the whole building. Very fast, similar floors each time, and just burn through it.

Looks like it's already about 8 or 9 stories.

Looks like the fly system where sets are lowered and lifted to and from the stage during performances.  That's so Quasimodo and the Phantom can get a special view of show.
