The big/tall cinder-block wall right on Perkins Road is an eye catcher!

Sprouts supermarket going up at Rouzan ‘won’t look as imposing’ when complete

If you’ve wondered about the imposing cinder block wall rising from the ground at Rouzan mere feet from Perkins Road, you’re not alone.

Planning Director Frank Duke and Metro Councilwoman Barbara Freiberg also have gotten inquiries about the structure—a new Sprouts Farmers Market under construction in the Traditional Neighborhood Development’s Village Center.

“As I’ve told people, it looks bad right now because it is so big and so close to the road,” Duke says. “But they’re supposed to landscape that area, which should soften it so it won’t look as imposing.”

While Duke admits he’s had concerns about the aesthetics of the supermarket for months, he’s unapologetic about two changes to local law approved by the Planning Commission that made the development possible. The first change came in 2016 to the Major Street Plan, while the second altered the city-parish’s TND ordinance earlier this year.

“We’ve got little ability to regulate aesthetics,” Duke says. “Contrary to popular belief, I am not a land use god. My job is not to impose my will on the community, but to make sure the will of the community is done through responsible development that follows existing codes.”

The 2016 change was approved when Rouzan’s original developer, Tommy Spinosa, sought a revision to the setback requirement in the Major Street Plan for a busy stretch along Perkins Road between College Drive and Essen Lane. At the time, Spinosa had a now-defunct deal with Alamo Draft House and the revision would have enabled the company to build its proposed cinema closer to the street.

Basically where it says "CVS" to the left of Market St in the top left corner of the site plan, there is instead a big box store, sorta like how Fresh Market sits by itself in Perkins Rowe.

Sprouts Farmers Market coming to Baton Rouge

Sprouts Farmers Market is set to open in Baton Rouge Wednesday, June 26. The store will be the first Sprouts location in Louisiana.

A ribbon cutting ceremony will be held opening day at the new store, located at 4841 Rouzan Square Ave. Doors open to the public at 7 a.m. On opening day, the first 200 shoppers will get 20% off their total purchase.

New Orleans developer files $40M permit for new Rouzan apartments

New Orleans developer Key Real Estate Company filed a $40 million permit Tuesday to construct apartments in the Rouzan neighborhood.

The four-story apartment building will comprise more than 400,000 square feet and include 277 high-end, one-, two- and three-bedroom rental units. Other amenities include a five-story garage, courtyard pavilion and pool and cabana. 

The development will also include 10,000 square feet of ground-floor retail space.

Key Real Estate bought the 4-acre apartment property for $7 million in 2020. The company owns or manages 4,000 multifamily units throughout the Southeast, including The Commerce Building, The Heron Downtown, Mansions in the Park, Lakeside Villages and Ivy Park in Baton Rouge.

The apartments will be across from Sprouts Farmers Market at 4850 Rouzan Square Avenue. The contractor for the project is New Orleans-based construction company Impetus.

Key Real Estate, of New Orleans, is developing a 280-unit luxury apartment complex in the Rouzan mixed-use development. The apartments are under construction at 4850 Rouzan Square Ave., across the street from Sprouts Farmers Market. The complex will have a mix of one-, two- and three-bedroom units. 

Impetus, of New Orleans, is the general contractor for the $40.8 million complex, which will also include 8,000 square feet of retail space.

Been a while since i rode up Perkins Road .....looks totally different now!

This was a quick pic 4 story condo's lined up behind Sprout's market

#EDIT ....You can see the Apt/Condo's from the I-10/College Drive OVERPASS (even easier in Winter months)
