Here is a profile on a new business in downtown Kannapolis (walking tour this Saturday) that started in the Cabarrus Retail Lab in downtown Concord.   He started his business in Charlotte open a pop up shop in Concord and now a full shop in downtown Kannapolis.    One of these retail labs would be great in uptown Charlotte to backfill empty retail space.

Downtown Salisbury today and there are some renovations going on for I am guessing apartments.  This is a great little downtown and will be the subject of a walking tour later this year.

You should see their Mission style train station still in use.

Salisbury evokes a number of feelings in me.  It is perhaps the most historic non-coastal city in North Carolina, dating back to the colonial era.  I recently spent some time touring around old Salisbury and I was struck by the number of historic structures there, including the grand Josephus Hall House, which dates to 1820.  And within downtown you may encounter a few buildings that are over 150 years old.

Another thing that got my attention was just how large the downtown area is.  It's several times larger than Concord, for example.  But it's also a victim of suburban shopping centers, which have robbed the downtown area of some of the commerce that used to be there.  There are many empty storefronts. 

That said, there is so much potential.  While many downtown buildings remain unused, the city seems to be trying to energize the area and I believe they are building apartments downtown to help in that effort.  There is SO much potential because there really are a great many beautiful old buildings that, if brought back to life, could make this town a real destination.

One other thing that got me in seeing downtown Salisbury is that it made me realize how much of its own history Charlotte has destroyed.  Up until 1860, Salisbury and Charlotte were about the same size.  Then in the decades that followed, Charlotte began growing much faster than Salisbury, and by 1900 Charlotte was three times the size of Salisbury.  But by seeing the what's left of Charlotte's historic areas downtown, you'd never believe it because the amount if historic buildings in Salisbury completely dwarfs what's left of historic Charlotte.  It's sad.  I'm just glad that at least Salisbury has cared enough to preserve its past.  I only hope they can bring it all back to life because it could be a magnificent place.

We are doing a walking tour up in Salisbury in June and I will take a whole lot more photos then.  They are renovating smaller building for apartments downtown a 12 unit here and 7 unit there.  the old Empire Hotel is going to be 40 apartments.   Charlotte and Salisbury were basically the same size up until 1870s.

Down in Waxhaw today.  Looked like a couple of infrastructure projects going on, lots of people walking around.  Noticed one vacant storefront on the north side of the tracks but everything else looked occupied.

I was there Friday and it was not clear to me if the closure of Main as seen in your last photo will be permanent.

Many, many pedestrians on Friday afternoon all around the town. We thought of stopping but it was a drive more than a shopping outing so bypassed that opportunity. Can you imagine Waxhaw preserved for the future but without adequate parking for this auto only area. The rail line through town was under repair and possible double tracking on the west side of Waxhaw proper.

I have not been to Kings Mtn but I have driven into the parking lot and it basically a collection of trailers tied together now vs.  Harrah's Cherokee a Las Vegas style high rise casino.  There is no competition right now in my book unless you really like to gamble.  Very limited food options vs sit down restaurants and food hall at Cherokee.

Three Kings Casino today

Harrahs Cherokee (which by the way is next to the most visited national park in the country)

and this is not even the newest tower LOL.  

Here is the newest tower and they are connected together and due to NC law a path outside the casino must be provided so children do not enter the casino. and yes a trout stream runs the whole complex.

Okay we will call this a Ring Town:

Home to several restaurants including the best restaurant in Cabarrus County 73 and Main (ask @CLT Developmentif you don't believe me)

Perhaps the best steak in the Charlotte region.   73 and Main is a farm to table restaurant.  They revitalized this little downtown with this place in an old hosiery mill and their other shops and Cafe Lentz they own. 

There is a mill opportunity in town too hopefully it will be converted to something soon but a new Taphouse opened behind it.   For a town less than 2000 people it has quite a few locally owned restaurants.

News from Pineville which seems to be on a mini growth streak here of late another proposal on the edge of downtown.  Across NC 51 from the new police department and Library.

If Pineville is finally going to start welcoming some development then they are absolutely going to have to improve the intersection of Main and Polk.  The back-ups there can get pretty bad.  Also, Lancaster Hwy heading towards Ballantyne should no longer be two lanes.

Focus on Pineville.  As my great grandparents lived here and my great grandfather was a US Post Office deliveryman this street is most likely named for my family.  My mom remembers walking with her grandmother (my great grandmother) in the 1940s to downtown Pineville where my her grandmother knew every shopkeeper on the street.

I am happy to report every storefront is occupied with one new business getting ready to open.  Pineville has to have a great tax base with Carolina Place Mall and the shopping centers, industrial areas north of downtown but south of 485.  the new Carolina Logistics Park is in the town and home to a 1 million sq ft Amazon warehouse.  

at the corner of Cranford and Main St 294 apartments are proposed with 8500 sq ft of retail and another 237 apartments are proposed behind the main street shops.  Pineville needs more residents as they have the commercial tax base.  If anyone knows the tax base makeup I would love to hear it.  It has to be 60/70% commercial and rest residential.  It is shame they took down the old Cone Mills where my great grandmother worked but the new town hall library and police station looks great. 

Probably the most overlooked town in the county (and of course it is the smallest in population)

In the '80's there was a gunsmith shop on Main Street. He may have sold guns as a partial business line but smithing was his main trade. What a rare experience I had consulting with him about the gun I inherited from my grandfather. His opinion: It would cost more than it was worth for him to repair. And even in that case still not safe to use. I still have the pistol. I hoped that the police would have a buy back program and I could receive a token amount for it but the NC legislature made that illegal. Gunsmiths are hard to find. Anyone know of one?
