New restaurant / bar coming to Glenwood South... "Tin Roof" at the old Clark Art Building.  Looked at the site plan submitted to the city to see the extent of the renovations and disappointed there's not a tin roof element.    Turns out its a live music chain from Nashville.

Sent this idea for a rooftop patio to them hoping  they would do something to differentiate themselves from all the other bars on Glenwood South.    And shoot, don't you need a tin roof if you are calling yourself Tin Roof?

Random info:  Quite the assemblage of property along N. West St by Raleigh Development Company.  7 parcels totaling approx 1.42 acres.  Currently zoned IX-12.  (Industrial Mixed Use, 12 floors)

I don't remember where we were talking about this, but that medical office building on St Mary's/Brooklyn that is going to be replaced by apartments, has construction fence up around it and it looks like they are pulling out the buildings insides... possibly asbestos. 

Not that there is anything special about this building, but the fact that these economics somehow work, means absolutely anything can fall victim to one of these utra sh**y stick box apartment buildings.

I wonder how long the Raleigh DOT will stay there.  It's such a massive lot in a prime area of the city, and it's a shame to see a huge lot with a bunch of ugly buildings and parking lots every time I drive past.  The Pigeon House Branch creek could be cleared up and turned into a nice park/greenway area, and a street could be built in between the creek and Capital Blvd to spur development between Capital and the new street.

I think the Raleigh DOT is being moved and area turned in to park over next year or so.

Yes, that is where the future Devereaux Meadows Park will be.  Does anyone know when activity will start on preparing the park?  Or will it follow the completion of Peace/West?

It has to follow completion of Peace/Capital because the project's site offices are in the old solid waste offices.

I think yall are referring to the Raleigh solid waste site.  The DOT parcel is actually a state building I think and is across the creek and between that and the old bike/skate shop building.  Is that also part of the Devereaux Meadows project?

Hopefully it is part of the Park plan since the building sits right on top of the creek bank. However the curbing just completed on the north side of Peace, suggests perhaps not...

New 7 story hotel coming to Glenwood South area at the corner of Glenwood and Willard where so lowrise office buildings now stand they will be demolished. (Cooper Square)  The new hotel will be a AC by Marriott.   Cooper Square has now been vacated.

First time strolling down Glenwood really nice mix of retail, restaurants and apartments.  No wonder office development is attracted to this area.  Very much like SouthEnd in Charlotte.  Today.

One key difference being Glenwood *used to have a rail line (trolley) and South End *does have one (light). Decent comparison otherwise. You did miss the handful of historically significant stuff, mostly on Jones from Glenwood to West (Google is in an old Southern Railway train depot), and the old Pine State Creamery is a nice tan brick art deco warehouse full of stuff now. A few others too. South end has old and new mixed together which strengthens the comparison.

You mean this Google building?  I did see it.   I really like that area but one thing it is closer to your downtown core than SouthEnd is to uptown Charlotte.  I will have to explore more in this area next time I come back.

Ah nice. The trains backed in across what is now the 222 Glenwood site. You might also be interested in the new modernist townhouses at St Marys and between Jones and Lane. Also a walk through the small, but mostly intact Brooklyn neighborhood by taking Gaston to Devereux to Boylan...begun in 1905, it still feels like 1905 in there with the old stores and church close to the houses (one old store now a home). That won't take you far out of Glenwood souths boundaries but will take you past St Mary's Square apartments built by the 712 Tucker folks but a notch more flair. Peace St isn't fixed up yet (Raleigh has that streetscape up next) but there are a mix of thriving businesses from Starbucks and Mellow Mushroom to the 3 convenience stores that all carry huge craft beer...all owned by the same guy. Local history lesson, Peace St Market (one of the three) is a local institution at this point and was once called Seven Even. Apparently a 7 Eleven corporate guy just happened into it one night, was like heeey, and made them change the name through legal processes. It's still Seven Even to Raleigh people age 40+

On the other end of the district, one of Raleigh's oldest houses (1811 or so) sits here at the corner of Willard and Boylan. It's very large in person and it's property was that whole block originally. It is the reason Boylan does that little waggle across Hillsborough. Might as well check out Montford Hall too if your at this intersection....1858 Italian Villa being renovated/preserved into an even center with a nice instagram account going of interior pics. I can flood you with history of this area....the coolest things being  that Joel Lanes grave was discovered behind Moonlight Pizza's building in the 1970's and where Boylan Ave crosses the RR tracks a bunch of bones were found...thought to be the site of the gallows for the original Wake Courthouse. Joel Lane's house still exists at Hargett and and St Mary's...moved about 100 years from its original perch straddling Hargett at Boylan overlooking his fields down below.

I think of Glenwood South as a neighborhood inside Raleigh's downtown, whereas SouthEnd is an urban 'spoke' adjacent to Charlotte's downtown, but not in it.

Hillsborough street would be a closer analog to SouthEnd, although no comparison between the cities is ever apples to apples.

Not super great pics, but this is definitely making some progress.  Glenwood South has really grown up in the past few years, nice to see some of the unused buildings come back to life, not to mention development in general really filling in between Peace and Hillsborough.

Tin Roof is not rusted (yet), but coming along nicely.  Also note the 5G antenna, people are gonna have lightning fast cell service around here.

Sorry no pics due to darkness, but when I drove down Glenwood earlier tonight at around 10pm, one of the buildings on the Willard hotel lot had been knocked down.  I'll try to grab some pics in the next couple of days.
