Revitalizing residential life in Mid City

Don’t call it gentrification, investors say. It’s anything but.

Why? Mostly because, over the past two years, the entire process has been done without pushing anyone out of their homes or out of the neighborhood, since the properties purchased have all been unoccupied, says Ben Fleig, founder of BMF Enterprises, who recently bought three vacant lots in the area.

Japanese restaurant to open at Electric Depot in early 2019

BŌRU, an authentic Japanese restaurant, is the latest tenant to announce it will join the Mid City mixed-use development Electric Depot in early 2019.

The restaurant concept—being developed by the Ichiban Group, including owners Patrick and Ronnie Wong—will offer a variety of Japanese-inspired bowls, including house-made ramen and poké dishes.

“I wanted to take things to the next level and be as authentic as possible,” says Patrick Wong in a prepared statement. “Electric Depot is a great up-and-coming space in Baton Rouge, and I love the Mid City community.”

Patrick Wong recently trained in Japan under esteemed chefs Makado Tada, of Tsuruichiya fame, and Takeshi Koitani, who owns the Jiraigen Syndicate. He’s also trained under Chef Keizo Shimamoto of Ramen Shack in New York, who is considered one of the top ramen chefs in the U.S.

The community gathering space will feature 10 bowling lanes, bars throughout the building, a restaurant — serving "elevated Acadian" cuisine, said executive chef George Sittig — servicing all areas of the facility and a stage for live music.\

Can't wait to see some renderings...25-30 units on 1/2 acre??  3 floors? 4 floors?  Should look nice along that stretch of Government Street!

Mid City development to be flagship of millennial-centric project

A planned “high-end” Government Street multifamily development will be the first of three young adult-centric projects by Onsite Design, marking a pivot for the development firm that will guide it for the next five to 10 years, says founding principal Mike Hogstrom.

Planned for the corner of Government and Edison Street next to Calandro’s Supermarket, Midway will feature a 25- to 30-unit mix of condos and apartments. Hogstrom closed on the half-acre lot last week for $750,000 and, he says, plans to close on two other Mid City properties for future development within the next 60 days.

While the price points and sizes of the units haven’t been decided, Hogstrom says the two additional complexes will be similar to Midway, which he called a flagship project for the developments.

“We are hyper-focused on the millennial right now,” Hogstom says, adding they’re looking to jump into the multifamily market while Baton Rouge’s residential market continues to soften. “We’re pivoting as a company and reacting as the market does.”

He estimated Midway will cost between $5.5 million to $6 million, with construction starting later this year. He hopes the project will be open in the third quarter of 2020.

Asked if he was concerned about Baton Rouge’s rising multifamily vacancy rates, Hogstrom says he’s not worried.

“There’s been a lot of new product built the last seven years,” Hogstom says, adding he believes millennials were overlooked by developers. “I’m going to try to make up where we missed.”

Here's a pic of the tract on Government Street. They are looking into height restrictions..hoping this is at least 4 floors. Should be no problem even at 5 floors.

Government Street site sold for ‘high end’ apartment, condo development

https://www.theadvocate.com/baton_rouge/news/business/article_e65429ae-49cc-11e9-b0ca-6743eb94f7a4.html

Plans are to call the development MidWay. Hogstrom is still looking at density and height restrictions, but the development should have between 25 and 30 units.

“We’re excited about it,” he said. “We’re interviewing architects out of our market. We want to bring in a heavy hitter,” he said. The goal is to build a flagship development for Government Street and the FutureBR comprehensive plan.

^BTW  on ABOVE PIC that Lot is not near as deep as it looks in person. Would really like to see something  AT LEAST 4-Floors go at this site!

It's been a mess down Government Street...March has been a decently Dry weather month ...not sure how much longer that will last...if they are already 18 months behind schedule...

When will work on the Government St. ‘road diet’ end?

Drive down Government Street and you’ll see a developing Electric Depot, a finished White Star Market, an array of restaurants—Soji, Elsie’s Plate and Pie, Curbside Burgers—and bars as well as an eclectic mix of kitschy and traditional retail shops springing to life along Mid City’s main artery.

Yet what what you really notice along this road much traveled is the streetscape-dominating clusters of orange cones, striped barrels and lane closure signs that sporadically—and frustratingly—squeeze four lanes into a pair of serpentine lanes—one coming, the other going. The result is a weekday odyssey of commuters awkwardly merging into a single lane as close-by work crews lay sidewalks and curbs along the four-mile stretch of Government between downtown and Lobdell Avenue.

It’s all part of a plan that for drivers will ultimately trim four driving lanes to two—along with a center turning lane—to make way for bike lanes, sidewalks and improved aesthetics in one of the trendiest areas of Baton Rouge. In other words, proponents say, it’s the price we pay for beauty, which the now-one-year-old Government Street “road diet” promises.

Driving adventures aside, white-knuckling the $13.5 million project the most, however, are Government Street business owners and managers, who have been told to trade the short-term discomfort of the construction work for the long-term gain of better safety, more walkability and a greater aesthetic appeal. But the window of that “short-term” discomfort keeps getting wider and wider.

Originally scheduled to be complete late this summer, Daily Report reported earlier this year that the road diet project is running nearly 18 months behind schedule. DOTD officials attribute the delay to rainy weather as well as the challenges posed by the finding and moving of utility lines and pipes, and the removal of the street’s old concrete and asphalt. DOTD has since backtracked on the timetable, but concedes a significant delay is all but inevitable.

Townhome development planned for Mid City

A 30- to 40-unit townhome development is planned for Mid City, off Goodwood Boulevard and Connell’s Park Lane, near St. Luke’s Episcopal Church.

“These are going to be units where people looking to grow their wealth footprint can do it conservatively and successfully with a modest investment,” Hogstrom says. Each townhome will be between 1,000 and 2,000 square feet.

When will it begin?

It's still the same 4 lanes with the same concrete pavement in most spots.

Rumor I'm hearing is that the plan is being scaled back and isn't going to really be a diet anymore. I'm hearing just new turning lanes and new sidewalks, nothing more.

Yeah, I mean if we're honest we all knew that wasn't going to work.  I think it just needed a turn lane.
