Thanks for the link Mr. Bernham...Not sure a Round-About would work at that intersection? The rendering shows it being just north of the center of this intersection...not enough room on the south side with Raising Canes & Jack-In-The-Box...If this does get built we can add it to the Round-About thread now on Page 3

Redevelopment authority moving forward with plans for Entergy site on Government

Plans are moving forward for the redevelopment of the former Entergy site at 1509 Government St., which sits on 6.2 acres between downtown and Mid City. Six design firms have submitted proposals to the East Baton Rouge Redevelopment Authority for the planning phase of the project, which will encompass a broader 103-acre swath of land bordered by Interstate 10, North Boulevard, 19th and Government streets. The Entergy property sits in the center of that area. "We asked the firms to look at the broader area to give us an inventory of residents, demographics and the assets that need to be brought to the area," says RDA President and CEO Walter Monsour. "That will help us determine what we can put at the Entergy site that will ripple out to the whole area." As currently envisioned, the Entergy site will be redeveloped into some sort of mixed-use development with retail and residential components. The RDA secured $275,000 in grant funds for the planning process earlier this summer from the state. The six firms that have submitted bids for the project are Dover, Kohl & Partners, Architects Southwest, Duany Plater-Zyberk & Co., Perez Architecture, Walker Collaborative, and the Design Workshop. A selection committee will meet next week to whittle the proposals down to a short list. The finalists will then present their proposals on Aug. 18 to the RDA board, which will choose a winner. —Stephanie Riegel

Developers are planning to break ground in the spring on a 25,000-square-foot mixed-use development

Square 46 will be built on the old Giamanco’s restaurant site at 4646 Government that will be a blend of residences, office space, restaurants and retail. The exact mix of Square 46 is still being determined, based on what the market will bear. But the plan is to have a mix of market-rate apartments for rent and condominiums for sale. There will be office space, restaurants and retailers, and priority will be given to bringing in local businesses. Hoffpauir said he will include a “green alley space” in the development where farmers markets and community events can be held.

The public will be able to get its first look at Square 46 during the Mid City Merchants White Night Light event Friday night. Renderings of the development will be on display, along with the works of some local artists. “We’ll be able to talk to people and tell them what we’re doing,” Hoffpauir said. “People are excited to see what is happening on Government Street.”

Here's the link: http://www.businessreport.com/article/options-development-around-former-entergy-site-government-outlined

I hope they plan on reconnecting the street grid in this area. Streets like Ameria, Louisiana, Spain, and S 16th need that in order to deal with the extra traffic and to take the load off North Blvd (since Government St will be 3 lanes).

I agree they need to go with the 'less cool' option.

There had been talks of redeveloping the Westmoreland shopping center...with residential units on top of retail. Can't remember it was going to be 5-floors? They had some old renderings once upon a time.

Still curious to see what happens at the Entergy site.

The emerging arts district could easily support some mid-rise lofts.
