Venue Tower at the BOB - 20 Monroe Live - House of Blues/Live Nation Venue

I think the BOB is going to come back as a multi-entertainment venue, with a small casino and they'll keep the direct connection to 20 Monroe Live, with only some of the floors being hotel floors (maybe adding a small 2 story addition on top or something). They said it was "multiple but similar parties" who bought both venues. So a $30 million + purchase.  And since AHC is not the purchaser, there are very few buyers around GR with $30 + million laying around, other than Gun Lake Casino who already has an affiliation. 

If it was CWD or Orion, that would have been disclosed. The hush hush is probably so they can get their PR campaign team ready for the fight against a casino downtown (which is silly, it would be fine).

A tiny bit more information…this is the quote that was interesting…I wondered if there was room in that “beer garden” area for more building. Afterall, there’s a tower proposed on that tiny lot up the street. 
 

He added that the future owners have a “huge opportunity with the space they have out front in the plaza area because it’s so visible and connects to 20 Monroe. It is also essentially across the street from the arena. To the extent they can enhance that area, they have a huge opportunity there.”

That's just the DDA guy saying that though. That plaza space is not a very big footprint. You could have put two towers on that lot years ago if one was put where the 20 Monroe Live theater sits now (and there were proposals to do that) but the footprint of that plaza is so small I don't think it'd work. It'd literally be RIGHT on top of the current "tower".  You can certainly do an addition to the BOB. 

The piece of land by the parking ramp where that tower is proposed is more than twice as large.

Agreed. Can’t imagine you’d see much (if any) additional height to the building. Unless they add a floor or two to the top (like they’re proposing with the Keeler building). That courtyard is small. 

it’ll be interesting to see how two owners navigate the BOB and 20 Monroe. 20 Monroe was built in a way that kind of needs the BOB to work well (main entrance in the “courtyard” of the BOB, one of the main access points in the BOB itself). Wonder if there will have to be some reconfiguring on the 20 Monroe building (unless the two owners are working closely together).

True, even if you put an addition on that was the same height as the current BOB into that plaza, you'd have to leave open access to 20 Monroe. 

The fact that both venues sold simultaneously leads me to believe that the two entities are somewhat related.

If GLC is behind it I hope they bring the CBK concept to GR. The wife and I stopped there on the way back from out of town. It’s a lot of fun, better food than I expected, (not amazing, but solid flavor combos, and the card based pour by the once system is great. I was able to try four beers and the total was roughly $10. Total ounces equaled about a pint and a half.

CBK? Are you referring to places that allow you to scan to pour your own beers? Or maybe something like the Kalamazoo beer exchange where prices change based on supply/demand. Anyway hope they bring some new and exciting things for that space and a vitiate casino would be great for business/tourism. As far as another building in the site, it could probably be done considering all the super tall (and narrow) skyscrapers recently built in nyc some can’t be more than 50ftx50ftx1000ft lol

He mentioned Covid, so I'm betting one or more of the designated signees has Covid and they want to sign in person, and not use a POA. That's happening quite a bit in real estate closings right now, people out with covid.

Did they list an exact date for the closing? Just seemed weird that they had to announce to was postponed. But could just be a Covid thing.

I keep coming back to two complexities that may be involved with this deal (pure speculation)…. Tribal involvement and gambling.  To move either of those properties into tribal ownership isn’t there a process of putting the property into trust that goes through federal government?  And additional complexity if it includes gambling licensing?

Just seems like such a tiny, awkward casino…  a casino at the fulton/market lot with hotels along the river and at the BOB makes more sense to me..

Isn't the amphitheater itself going south of 131? Charlie's Crab and the parking lot included high rises with no specific use in the renderings we've seen. Seems like that could totally be Gun Lake Casino-Hotel Downtown, with a skywalk connections to the BOB (used for gaming, event, and/or restaurant space) and 20 Monroe, to go with the existing skywalk system. And then of course a riverfront promenade that connects down to the amphitheater.

There was a rendering in Grand Action's window (the photo is somewhere in the amphitheater thread) that showed the amphitheater north of of the S-Curve. At this point, everything is just wild speculation until someone announces plans etc. So I wouldn't put too much thought into what's going where right now...

I can say that through two sources, the likelihood of the grand action plan coming through is great. The amphitheatre is almost certain to be on the Fulton market lot.

Do your sources have any ideas on when they may announce plans? I'm sure this has a lot of hurdles to go through with the Kent Country board, sale of property, etc. etc. 

I do think a venue north of the S-Curve would be great (but also wonder what happens to the area previously targeted for the Amphitheater).
