The Good News Report

That's great for the Triangle, but what a bummer for Raleigh.  Cary is my worst nightmare come true.  It's a super Ballantyne!

Tell me about it, I'm from there and watched it turn into that! The sad thing is it now has the population (both in numbers and demographics/public mentality) to be an actual small city if the town government weren't so vehemently opposed to anything even slightly urban, and the tiny 1-street downtown is the only thing that hasn't seen investment in 30 years. It actually meets the definition of a city but they still go to great lengths to make sure everyone calls it a "town".

This looks like a nice little tech company gain.  50 jobs initially with 200 in the coming years.

http://www.bizjournals.com/charlotte/news/2014/09/23/cloud-tech-firm-velocity-to-bring-hq-jobs-to.html

Can anyone here with tech knowledge explain if what Velocity is doing is new/exciting, or are they just providing a service that competes with other similar companies.  I guess I'm trying to understand if this is an idicator that Charlotte is attracting entrpreneurial tech companies, or if this is a mature company just trying to cut costs.

Based on the report they aquired Titan technology partners http://www.ttpartners.com/ and they have their own cloud based products. So it looks like they are a product company, rather than a service company.

They look to be the type of company that'll get gobbled up by IBM or Oracle or SAP and hopefully not relo'd.

Plans for the former Philip Morris plant are slowly leaking out to the public.

Here is what I have gleaned thus far:

-The new company will be called Alevo.

-They plan to employ 2500 people within 3 years.

-They may be bringing multiple other "industrial partners" to the site over time.

-The company plans to have several different production lines on site.

-They claim to be introducing new disruptive technologies that will have implications for the "global" energy market.

-Official plans for the site will be announced on October 28.

I am cautiously optimistic that this will turn into something good for the area

1) Meck Co voted on an undisclosed incentives package on Tuesday for a relocating company, and City of Charlotte votes this coming Monday.

I have no knowledge on who/what this would be, but hopefully there in an announcement soon.

2)  MetLife just leased another floor in their Ballantyne building (they now lease 15 floors total between 2 buildings, and have right of first refusal to take the rest of the space) to accomodate job growth.  Best I can calculate, ther original lease for 14 floors is what they needed to accomodate the 1300 people originally announced, so it sounds like they will expand beyond that.

3) Electrolux is making highly suggestive comments that they will be relocating lots of execs to Charlotte from Louisville once their acquisition of GE Appliances close.

I have heard a rumor of a potential tenant for a US HQ. Hopefully it is true and we get an anchor tenant for Tryon Place AND another US HQ for an international company. I'll leave it to the source to choose whether to post more detail.

A 2017 completion date is an aggressive timeline for Tryon Place. 300 Soutt Tryon has a 2017 completion date.

Exciting times.

I thought the same thing, but money makes things go faster for sure. And if Tryon Place secures a major US HQ and they want in by 2017, I would bet that money would be poured in to get that baby done by 2017. Or at least the office portion be able to be occupied. Don't forget, the Empire State Building was built in 2 years ;) unions, who needs em.

The most interesting thing about Tryon Place is that Crescent said the building could be anywhere from 500k sq feet to 1,000,000 sq feet. The floor plates will be 30k sq feet. That puts the building range from 20 floors (with the 5 floor base show in renderings)

to 40 floors. The version they have been showing is the 27 floor version, which is probably 750k version.

Edit: I Just found this application for Green Building Status for a 780,000 sq foot building.

^If I were a betting man, I'd say we will end up with something in the 25-30 floor range on Tryon Place (which is the 27 floor version they are showing). Anything above 30 is a bonus IMO. 40 floors would be outstanding. The timing of the Tryon Place signage change and incentives approval is interesting. Hope this is what we've been waiting for.

Honestly I don't really want anything larger than 35 floors. I don't want to kill our chances for other buildings to come to fruition.
