As a follow-up on the apartment complex approval: the site plan was tweaked a bit from the previous plan.  The car entrance on Liberty St was removed, so the entrances are on Silver Hill St and Daniel Morgan Ave (and off the Silverhill development - see 2nd pic).  Also instead of parallel parking, there will be angled parking on both sides of Silver Hill St.  The Rail Trail extension is now planned to go between the apartments and Silverhill neighborhood rather than follow the sidewalk on Silver Hill St and Liberty St.

The rendering of the apartments is below for reference.  It's still a mix of brick and siding, and will apparently be almost entirely white (which seems very bland to me).  Still a solid project on a very challenging site.  January is the planned start, as they need to complete the VCC process and finalize financing.

Voluntary Clean-up Contract (I posted about it on the last page).  It's an agreement with the State (DHEC) because the site was contaminated.  A VCC absolves the owner of responsibility for that past contamination.  Basically just a legal protection mechanism to encourage redevelopment of brownfield sites.

Found a few of the Silver Hill homes listed on Realtor.com.  The duplex townhomes are going for $225k-235k.  And 2 free-standing homes (3200 sq ft) are going for $550k-555k!  That seems quite pricey for Spartanburg.

Awesome! I hope they sell quickly. This will bring much needed $$$ into the city core.

There's been a sign up on-site for a while, but now there's an online for-sale listing on Colliers for the site between the Montgomery Building and The George.  It's 0.7 acres and is being called "Montgomery Courtyard".  The listing mentions the potential for up to 6-stories and 120,000 sq ft, with 39 parking spots reserved in the St John deck.  All the typical uses are mentioned as possible: office, residential, hotel, retail.  Hopefully a competent developer will purchase the site and develop something high-quality that will continue the momentum in the area.

The 3 duplexes closest to Dean Street are on their 2nd floors.  The main housing area near Converse Street looks like grading is almost complete, so hopefully houses will start there soon.  Nothing happening on the apartments site yet.  Should get going within the first few months of 2020, I believe.

Curbing is in for the Silverhill single-family pocket neighborhood.  Not sure if you can see in pic 2, but there is an open-ended connection with the forthcoming Liberty Street Apartments, as the site plan showed.  Good to see that's there.  Third pic is utility work on Liberty Street (for the apartments perhaps?)
