Nice urban sprawl development inspired by cities that have the perfect formula of crowds / density and car dependency like Los Angeles, Houston, and Tampa.

From today's Charlotte Ledger - "Ballantyne gets deluxe apartments in the sky"

"On Tuesday, developer Northwood Ravin said it’s planning to build a 16-story luxury condo tower in Ballantyne that will be the tallest building in Charlotte outside of the center city."  "The tower will be accompanied by a five-story building for a total of 212 luxury apartments. They’ll be located on Ballantyne Corporate Place next to an 11-story office tower by Northwood Office that was announced in May. They’re across from the Aloft hotel."

"The 16-story tower will include: a rooftop lounge on the 16th floor with full kitchen, private dining room, wine room and a “resident ‘speakeasy.’” a large dog run a 1,700-square-foot saltwater pool with private cabanas wine fridges in every apartment a health club with fitness room, cardio room, indoor spa, sauna and steam rooms an onsite concierge" "The apartments will be one- to three-bedroom units ranging from 650 s.f. to 3,800 s.f.   Rents will be between $1,200 and more than $4,000 per month.   Long thought of as a suburban location, Ballantyne is evolving into a more urban area, with higher-density developments and, unfortunately, more traffic.

I like it, I just wish they would have wrapped the apartments all the way around the parking deck so that they face the road, create more of an urban streetscape.  If Northwood's vision is to create a more urban place with emphasis on walkability, civic spaces, etc. then they're missing the mark here by maintaining the status quo and placing a parking deck right up against a main road.  Baby steps I guess, looking forward to seeing their plan come together.

With the large attached parking deck with easy access to a wide open street, I wonder what percentage of residents will walk to places like Harris Teeter or the movie theater versus drive their Jeep Grand Cherokee or Audi A4? My guess is other than people out for a jog and living a suburban lifestyle with a view, this building will have less residents walking than the townhomes around Costigan Park. The setback from the street with motor court doesn't really contribute to a more urban and walkable street.

Between SPX, the Aloft, the Lodge, Premier, and now this Northwood building.... Ballantyne Corporate Place will essentially be a street of motor courts with parking up against the street and space to drop people off. 

Looks more like we are creating Florida in Charlotte..... doesn't look that different than Northwood Ravin's tower and street interaction. https://goo.gl/maps/cFNzxUNqEQniXQQx9

these are apartments in the 16 story tower however none of this is on the golf course.  It is expected to be around another year from my last trip there and they do have to get the rezoning to do the Ballantyne redevelopment anyway.  This 16 story tower and the neighboring 11 story tower under construction are both across from the Aloft hotel on Ballantyne Corporate Place Drive.

Ok my bad.  That Charlotte Ledger article above mentioned 16-story condos and 5-story apartments.  I kinda figured that was misinformation.  Thanks for clarifying that.

I'm not super familiar with this area.  There was a Charlotte Agenda article that a huge development with a main street with shops, restaurants, and apartments where the golf course is... I just assumed these were a part of that.

Confirmed - Panorama (AC Hotel) is actually now under construction.  Archer Western Installing the foundation.  Anyone able to get the Building Heights from city of Charlotte for these two sites?

Seems like Northwood and Panorama are both serious about introducing high rises to Ballantyne.  I wonder how much of what is Planned in the future (10+ years) Rendering will take ‘steam’ out of The River Districts Plans?  

Honestly - between Waverly, Rea Farms and now Ballantyne Town Center (BTC),  these three may suck up all the near term mixed use development interest/demand.  Especially if CATS extends light rail to the Ballantyne Corporate Park

They’re definitely in the pic in the yellow outline I drew. The parking garage shows solar panels on it. I’m not sure if those are planned for the garage or not.

FYI All - Been doing some reading of the Rezoning planned for Ballantyne Corporate Park both the East & West sides of the Park.  Phase I and II are both planned for the East side of the Park (East of Johnston Rd) and does have all of the planned development numbers posted on here.  Phase III is planned for the West side.  I have included maximum permitted Building Heights if the rezoning is Approved.  I believe the numbers below speak for themselves and I now understand why the CATS push for BLE to this area.  Massive development numbers...

Phase I (East) - Buildings up to 300’ Height 

Residential = 1200 multi family units

Retail = 300,000 sf

Phase II (East) - Buildings up to 300’ Height

Residential = 1000 multi family units

Residential = 300 single family attached units

Office = 400,000 sf

Phase III (West) - Buildings up to 200’ Height

Residential = 1500 multi family units

Office = 800,000 sf

Retail = 50,000 sf

Hospitality = 220 room keys

I really hope the redevelopment of Ballantyne can turn out somewhat like Raleigh’s North Hills. I have a feeling this project will not disappoint however it is Charlotte so I don’t know that I’d be surprised.
