Ballantyne just continues to kill it... Practically no office space left

The Ballantyne Breakfast Club will meet Dec. 6 to discuss traffic and road projects in south Charlotte, organizer Ray Eschert said.

 

“I think people are starting to realize they cut this area a little short as far as funds for roads,” Eschert said. “We’re going to talk about what road projects are planned and what projects would be critical for improving traffic conditions.”

 

“We need the people to be involved and engaged with these representatives in expressing the frustrations they’re having, Eschert said. “Because it seems like this area didn’t get a proportional amount of funding from the city’s Capital Improvement Plan.”

Sorry I missed the Ballantyne bashing in the Perception Of Charlotte thread!  

 

Miro, Duckworth's, Persis Biryani, TRUE Crafted Pizza, Vine, Terrace Cafe(?), Cantina 1511, 131 Main, 18 Asian, Thai 1st(?), one or more NY pizza joints, and probably 1 or 2 local places at the ever-changing shops at Lancaster Hwy and Prov Rd West.  Not sure all those I listed are local-ish, but most are, right?  No, not many farm-to-fork places -- but there are local choices if you want them.  

 

Apparently Stonecrest (adjacent to Ballantyne at 485/Rea) is asking for crazy-high rent as all their original 15-year leases are coming up for renewal.  They have lost Miro, City Tavern, and Jo Jo China Bistro -- which I think were all local -- in addition to my dear friend non-local Qdoba.  I guess good for Stonecrest if they can find people to pay those prices, but I fear a never-ending revolving door of failures at this point.

I don't go down there often, but man, I really love Miro. It's good stuff.

 

I'm not terribly surprised by the news of high rates. Didn't Stonecrest sell for  a crazy amount around 2006 or 2007? The owner wants to make that money back.

If this was posted elsewhere, I missed it.  Sticky Fingers (485 and Johnston) closed, and is being replaced by Midwood Smokehouse 2nd location.  Hooray for replacing a nasty chain with local awesomeness.

Another tract of land next to the Waverly project is up for sale. It is 66 acres, and is being advertised for mixed use purposes.

In related news, more tenants have signed on with the Waverly project, including: Novant, Bad Daddy’s Burger Bar, Novanta Pizzeria Napoletana, Menchie’s Frozen Yogurt, Modern Salon & Spa, Polished Nail Bar, and Quail Dry Cleaners. Chick Fil A has also popped up in Accela.

I have to do a little bratty nit-picking about something. Has anyone noticed the faux stone brick panels they have used to cover the pillars of the new Johnston overpass? They don't wrap around and look pretty dumb in my opinion. Even facing them head on you can tell they are horribly fake and out of place. Ok, rant done.

Also, does anyone have any insight on whether the land on North Community House just north of 485 is being eyed for development now that the overpass is nearly complete? I would love to see a couple office towers on that side as well.

All of that land is owned by the Catholic Church. They were going to sell pre-recession, but the buyer (Centex) bailed when things started going downhill. Since then, they've decided they want to hold on to it for future growth.

New and exciting things happening at Ballantyne Village including BlackFinn replacing Villa Antonio, Expanded Terrace Cafe, Village Market and more.   Meanwhile, Radio Shack at Stone Crest is closing soon.  I wonder if Harris Teeter will expand there now that RS is closing.  Chipotle is finally opening a location in Ballantyne at Stone Crest.  It will be located near Dean & Deluca and Marble Slab, on the front side nearest Rea Rd.  It is a rather weird location, not so visible, but I'm sure it will do well.  Also, "Smoke Modern BBQ" has a slated opening for Summer 2015.  Pearlz Oyster Bar, based out of Charleston is also opening soon at Stone Crest next to Dean & Deluca.  They have locations in Charleston and Columbia.

This is more the Providence area than Ballantyne, but Lincoln Harris is planning a massive Mixed-Used village for the Golf Links Course.  188 acres to be developed into 650,000 sf of office, 250,000 sf of Retail, 265,000 sf of civic use, 250,000 sf of recreational use and up to 500 residential units.  This will be almost directly across from the Waverly Project.

I wouldn't be surprised at all if Crisp is expanding down there (like all the great restaurants in the center city area). Their online presence is really lousy so it's hard to otherwise confirm, but they would kill down there.

While we're talking about the hwy 51 area I noticed a sizeable parking deck going up behind the Walgreens at the corner of Park and Pineville-Matthews. The only thing I could come up with is it's for Charlotte Catholic next door. Has anyone heard of expansion plans for them?

Not Ballantyne but... the area south of 485 is going to be an absolute cluster fudge. Glad I don't travel further south than Fairview/Carmel.
