I am so glad this plan never happened.

yea me too, but thats beside the point, does anyone think southpark mall will occupy the space between morrison in colony, any time soon, because I would love to see it happen, that area is landlocked by retail, morrison place, shoppes at the park, southpark mall and morrocroft, it might as well be southpark2

if you made it part of the parking deck, which wouldn't be hard at al, you could put a pretty sizable building there, it would just be a challege because you'd haveta upfit the parking deck too

Is there any way to create a sort of mix of freestanding boutiques near maybe Dicks or somewhere else. They could really create a outdoor walkable village like Southpoint or North Hills, and that may help with effectively increasing the number of stores, while keeping in mind the lack of space to grow. They could really capitalize on all of the freestanding structures already there as well, and upfit them in order to house multiple boutiques and to maintain the character of the area and mall.

That's a good idea actually.

Unfortunately the outdoor freestanding boutiques might be the only way of expanding the mall, therefore there would have to be a consolidation of parking into more dense structures rather than wider structures. That is the only way that Southpark can stay in one spot, and grow larger. The Neimans wing is basically taking up the spots that havent already been invaded by gross parking lots. if the wing were longer, that would mean more stores, but it would have come with the loss of parking.

what if there was some way of moving parking across the street anywhere with available space, create a bridge over the street it crosses and using the old parking as boutiques? that may be a little too late as a result of all the growth surrounding the mall itself. However some of the parking at these new projects might be used by people going to somewhere like the Village at Southpark as well as the mall, and they wouldnt have to cross into direct traffic or wait for a light, they could cross a pedestrian bridge.

now that is what i am talkin about. good job RDF21!!!! That is exactly what they mall can do with the underutilized freestanding structures, make them into dense mixeduse structures. Some can be completely retail and others can be a mix of offices and retail. This may help solve the lack of space problem that is holdng this mall back from being a national power in retail.

cha, it would be kinda hard for the mall to go up unless they they redo the entire mall itself, and that would take forever. i always wondered why it wasnt a two story mall in the first place. Another thing about going up is the parking, building ontop of parking lots would work, but it would take alot of time to dig up the concrete or asphalt and then have some kind of foundation laid out, and that would hurt the mall because there would be no parking. the only thing that would work with building upward are all of the now freestanding structures around the mall on the same site. they could upfit them to contain multiple floors of retail, just like RDF21 has exemplified.

Like I said before, If SouthPark really wanted to add a bunch of new stores, they could add another story on top (it has been done before at other malls people), and they could convert the underground parking space into a lower level of shops. To make up then, they would have to build a parking deck in front of Hecht's as well.

Lenox Square's upper corridor was once 1-story but is now 2. If that mall did it, SP could, although SP would have to win zoning board approval to get that done (the above post is correct; SP's size is capped by zoning restrictions), and we remember how difficult it was last time.

I think we're forgetting that SouthPark is already one of the largest malls in the country. An expansion would be great (no problems here with more stores), but it might be too much mall. Just a thought.

Not to diss South Park or Concord Mills, but being at 1.5 million square feet doesn't even put the two malls in the top 100 in America. Even adding an additional 200k sf nudges into the bottom of the top 100. In comparison, the two largest completed malls in the US are 2.7 million (South Coast Plaza, OC, California) and 2.503 mil (Sawgrass Mills, Ft Lauderdale, FL) square feet. Both our mega malls have a ways to go to get there. Maybe if they use all the land up there at Northlake (1.2 mil) and double the mall's size, we'll at least be on the map in 6th.
