something changed here maybe with the new Transit zoning I am seeing a much larger taller building and advertising up to 1 M sq ft of office space which was before 500K in total. Now they are advertising 1 M sq ft and this new building.   That building appears to be 20 stories and over 500K sq ft.   Interesting....

Obviously the project as a whole will happen. It’s currently happening. I’m speaking of the project in the scale presented in that deck, will likely not happen.

Drove by the back side of the site on Saturday and was surprised at how much dirt was already being moved. Seems like things are full steam ahead on the apartment side of the project.

Yes here is the Novel LoSo station apartments site and even the office site has had some site work too.  Today and the CITGO gas station the site of the Aloft hotel that is proposed and the site of that multi level bar and entertainment center (forget the name of it right by the CATS/LYNX facility) 

and a photo or two of the current tallest LoSo tower  El Carvana

According to this article in the Biz Journal today Beacon is expanding their biggest office building and the entire site will have 1 M sq ft of office and retail space as I noticed on their website a week or so ago.

A new rendering depicts one office tower with more than 15 floors.   Erin Shaw, director of office investments at Beacon, said the firm decided to master-plan a denser project after the new transit-oriented development ordinance — and subsequent rezoning — passed last year. The larger of the two sites Beacon acquired, where the tallest development could potentially be built, is zoned TOD-UC, the densest TOD zoning that allows buildings up to 130 feet in height byright, although taller buildings are permitted through a height bonus.  But the first 80,000-square-foot office building, to be built on Beacon's smaller site, will break ground speculatively this summer, Shaw said. it is not a sure thing the taller building would be built but they are shopping to people who need more space.

One of my global informants informed me today that he noticed surveying on the back side of the Lidl site along South Blvd.   Is it possible they decided to cash out on this site moving towards a sale or are they  moving forward with a store?  anyone know my guess would be cashing out and concentrating on suburban locations or existing buildings like the now available Earthfare sites.    But who knows they probably could not afford a site anywhere near Southend now.   From Scaleybark to Shanghai I have you covered!

following up my local Scaleybark informant tells me that people were out taking photos of the Lidl site this week?   What is going on here getting ready for market to sell or what???

My local informant says the city has pushed Lidl pretty hard about their inaction.

Nobody ever said Lidl was dead, the company just said it was on hold. They still want a foot hold in one of the fastest growing submarkets in the Nation.

Lidl probably could not even afford or want to pay for that land in todays price and the neighborhood has gotten much better with more apartments and housing on its way.

Another tidbit about the Lidl site:

 

Lidl South Blvd. Construction of a +/- 31,000 SF grocery store, associated parking and public road connecting South Blvd. and Weston Street. Project will also include a new signalized intersection along South Blvd. which will result in widening of south blvd. for a southbound left turn lane. Property is zoned TOD however based on vested rights project will be reviewed under past B-2 zoning standards.

Seems like Lidl would benefit from designing the building around TOD rather than B-2. A stand alone grocery store would be leaving money on the table, wouldn’t it?

I'm glad this will improve one of the last little stretches of the old, claustrophobic South Blvd. I don't want a wide speedway but a tiny bit more space through that S bend would be nice. I

Hmm when was  this announced when I was in Puerto Rico or down in the Lowcountry??   I don't recall this project at all.  when I went to the Northwood Ravin website to look for a rendering of the 500 West Trade found this.
