^^^ A new project that hasn't been discussed (to my knowledge),  that would sneak into the left hand side of the gman430's pic above.

Trammel Crow (developer of Alexan Optimist Park) is planning apartments at the corner of South Blvd and Harford (between the Lidl empty field and Hartford, and extending all the way back to Weston St.

I believe it's going to be podium parked, given how narrow the site is.

Replacing the below, which feels like a win.

Is there any update on if this project is moving forward? The fish arcade building has been condemmed

I wonder about the pedestrian experience of visiting these developments on the east side of South Blvd.  As of now, it's a PITA to cross because the few crossings we currently have tend to feel pretty hostile.  For example, if you cross at Clanton, then you either have to run in order to make the very short crosswalk signal in time, or you have to cross halfway, stand on a very small pedestrian refuge by the tracks, and then wait for the next red light cycle to cross the second half.  Not a good pedestrian experience at all, and it certainly favors those inside cars.  With several new apartment buildings and a growing retail presence (anchored by Lidl) on the east side of South Blvd., I wonder if this will *feel* comfortable to cross back-and-forth for someone on foot or bike.  It'll require some adjusted crosswalk beg button signals, and I would expect the City to also add an additional pedestrian crossing between The Platform and Lidl.  Otherwise I envision people just sticking to the west side of South Blvd. because crossing is too much trouble.

Trammel Crow completed the purchase of that building at the corner about 3 weeks ago, so definitely seems to still be moving forward, though I don't know when they plan to break ground.

FYI - Tower Crane Alert!

Happening currently on Yancey @ Verbena St.  Project appears to be called Southrail Station (Apartments I assume).  Anyone have the rendering for this?

Also - What’s being built on S. Tryon St just before Clanton Rd?  Also appears to be a Multi-Family Project.  I’m stunned by how much construction is going on Outside of the Traditional Southend area.  Gold District, LoSo/Scaleybark  & Dilworth projects are really beginning to make the Center City area actually Look & Feel like a Big City.

Heck - 10 years from now people will have forgotten that most parts of Center City Charlotte reminded people of having the feel of a smaller town.

I think you are referring to the Modera Loso apartment project by Mill Creek.

https://www.bizjournals.com/charlotte/news/2022/08/22/buzz-lower-south-end-apartment-frontier-clt-flight.html

Boca Raton-based Mill Creek Residential has started demolition on the former Assistance League of Charlotte building at 3405 S. Tryon St. near Clanton Road to make way for a 351-unit apartment development, the company said. Mill Creek bought the 3-acre parcel for $14.05 million in late July, according to Mecklenburg County property records.

Called Modera LoSo, the midrise community will include studio, one-, two- and three-bedroom units that average 950 square feet. Units will have features such as stainless-steel appliances, quartz countertops, tile backsplashes, hardwood-inspired floors, upgraded fixtures and cabinet pulls, designer lighting, keyless entry system, spacious bedrooms and large kitchen islands, Mill Creek said in a news release. Community amenities will include a fitness center, multiple clubrooms, resort-style pool, four outdoor courtyards, sky lounge with uptown views and secured parking garage with electric vehicle-charging stations. It will also have private storage, shared coworking areas and private furnished offices.

Mill Creek declined to provide an investment cost. The first residents are expected to move in by late 2024. The site is about a half-mile walk to the Scaleybark light-rail station.

I think they had named the project Alexan LoSo. I'm not sure on a groundbreaking date either. I think I recall Al. Neyer also being involved in this project, but a quick google search didn't lead me to anything.

new Novel LoSo Station apartments and the last Pulte townhomes to complete that community.  Today.

Bonus shots of the ONLY Carvana tower not located on a major freeway or Interstate in the USA   Only here in the QC can you take a train to the Carvana tower and pick out your car and drive off.  One way ticket only needed.

IMG_4666.JPG

Carvana is really struggling.... Q3 net loss of $508 million, declining used car sales, and WAY too many operating expenses. Over the last 12 months the stock has lost -95% from $300 a share and now at $14 a share. They are in cost cutting mode and I could see them selling off the vending machine real estate that was an expensive method of getting attention, but doesn't serve much practical purpose beyond that. I've noticed the South Blvd vending machine is usually empty or has just 1 - 2 cars in it as most customers pick home delivery.

So..... is the vending machine reusable for other purposes or if Carvana sells it will we most likely be looking at a demo of the building? Could be a cool multi-level restaurant or brewery with floor to ceiling windows IF it can be reused, but the structure might only be useful for this specific purpose.

the Scaleybark station area is booming of course too or is this the heart of LoSo? ( we as Charlotteans need to get these names straight maybe with some branding)
Finally got a photo of the new Lidl which has risen quick and the 2825 South Blvd office building looks great.
I am a Charlotte native who is used to fast growth but this is really hard for me to keep up with.
Carvana tower has been replenished.  after that photo is the Akridge  apartments on Hollis and South Blvd.

I love that I pass by these projects nearly every day. I should really take more progress photos like I do for 110 East, Ascent and Hawkins.

I think the name "Scaleybark" is a little bit gross sounding, but at least it's a unique name and perhaps the street has some fun reason for being called that (presumably something about the trees near it). It sort of sounds like Shadyside in Pittsburgh. I'd prefer it to the 50,000th "LoSo" style name we are seeing in recent years in the US.

The Roundtree Plantation plant and nursery property between Scholtz and Roundtree off Old Pineville has been sold and the nursery and plant business will move to an outer Charlotte location for next year. Several properties involved for acreage:

There are apartments near to the nursery now so perhaps this is the plan.

This was family that had similar business and activities at the current Dilworth Gardens shopping area on East Boulevard for years. Note bordering street named Floral Avenue even today.

This is part of Carolina Capital's land acquisitions in the area. Looks like they are expecting to go with multifamily once the current leasebacks end. https://www.carolinacapitalre.com/portfolio-item/woodlawn-station-loso-lower-south-end/

They also did some land acquisitions/leasebacks just north of Woodlawn along Exmore St & Nations Crossing. They have multifamily and office planned for those sites. https://www.carolinacapitalre.com/portfolio-item/cc-exmore/
