Oh, I'm sorry y'all, I thought you were talking about the land between Gardere and Ben Hur. I think its safe to say that it'll probably be developed piecemeal like the rest of town.

Its all good dan, its just good to know that this part of the parish will develop in time, just seems like its been long over due

Always wondered why that area has been left vacant...figured LSU owned part of it(like it'sjustme said)/ &the land was a little low in elevation...

According to the FuturEBR Vision Map South Kenilworth will eventually extend across Nicholson all the way to River Road...and maybe become a true "Parkway"...done in increments(like Dan said). Looks like a large park/lake would be right in the middle...this is a HUGE chunk of land! A new version of Goodwood Blvd; looks even larger than Sherwood Forest/Broadmoor

Had the proposed Loop(southern by-pass) bridge crossed over into Brusly as mentioned a while back; it would have cut thru a swath of that area...we even talked about that here on UP; saying a large green buffer would have been needed...but this probably will never happen.

Hey thanks Richy, yeah well now that i see the map, it looks like the trees on google maps is covering the lake, and im guessing there will be several mix-use developments around it. Cant wait to see how this plays out in the future. I was thinking the loop would pass further south of Gardere and across the river south of Addis. Just my guess.

I may be wrong but I'm almost positive there is a house at the intersection of highland/kennilworth (where kennilworth currently dead ends). Plus on the other side (between highland and Burbank) there is a retail development currently under construction that is right where a kennilworth extension would be.

Like I said I might be wrong but last time I was at sammys I drove by that intersection and saw the construction on Burbank.

Your probably right...It wouldn't suprise me to see houses; structures ;businesses or already there where extensions could go...Stumberg Lane; Jones Creek Road & even Juban Road have these same obstacles...just another head scratcher ehh?

Here was my proposed route(RED) from way back had the southern by-pass bridge been between Brusly/Addis...to go around the Pinnacle property and follow Nicholson Hwy..this won't happen..a western turnpike could be in the works?? Dan326 drew up his complete loop

Kind of odd to put the golf course down the road from the hotel site.

Seriously....You think the Golf Course is going to bring in the revenue? The Hotel is going to be a 5 minute walk from the casino floor for a reason.

2. Witter Tract: This property is owned by the same owner of the horse farm surrounding Towne Center. He leases a majority of the property to LSU.

3. Bailey Tract: Undevelopable; Shelf (river runs under most of this tract)

4. Jones Tract

5. Lambert Family Tract: Was purchased with the intent to build a casino (in the 90’s I think?), but never got the necessary approvals

6. Jarreau Tract

7. A.P. Landry Tract

8. Yendalg Tract: This may have fallen through already, but...

"Darryl May could be the first developer to take advantage of Pinnacle’s presence. May has 120 acres under contract just north of the casino’s site on River Road, where he plans to construct Sugarcane Lodge, an 80-acre RV resort that he hopes will open by the time the first hand of blackjack is dealt. His long-range plans call for retail space and a hotel.

“I’ve been thinking about doing this for about three years,” May says, “and I found this piece of land that I thought would work well. Pinnacle is kind of the icing on the cake. My plans are not contingent on them, but it certainly gives us a big shot in the arm.”

May plans to keep the rural atmosphere in place, with a putting green, swimming pool, sand volleyball courts, wilderness trails and other family amenities.

“I envision the area like a Creole village,” he says. “I could see an old-fashioned grocery store there, antique shops and some restaurants.”

Looks like development may be moving forward on tract number 8. See article below.

Cook: 120 acres on River Road sells

A 120-acre tract adjacent to L'Auberge Casino & Hotel Baton Rouge, which is under construction on River Road, has been sold to a group represented by Dwayne and Harvey Honoré for $4.3 million, or about $36,000 per acre. The property was sold by Yendalg, which is owned by Windy Gladney. The property, which has 1,100 feet of frontage on River Road, extends to Nicholson Drive. The new owners intend to use the land for a mixed-use development that will include RV parking, apartments and possibly a hotel. Ben Skillman with Skill Real Estate brokered the transaction, which closed Dec. 22.

I've seen the designs for tract 8. The front (on Nicholson) is the RV park. The back (on River Rd) has a strip mall and business office. Saw no hotel plans or space for a hotel. The word in circles is this will all depend on this "RV park". If it looks trashy in the front (on Nicholson) then look for the back development to take a long, slow time until a developer wants to build next to a RV park. Again, just what I've been hearing.

As of now, tract 8 has no access to Nicholson - just visibility. The railroad is in between Nicholson and Tract 8. It's not likely that the owner will get the necessary approvals from DOTD and the railroad company to put an access point on Nicholson - it's not impossible though. My friend, a railroad will not stop developers from building a road to get to the property. They will get the permitting.

Interested in finding out if developers will continue developing land west of this area along River Road to Brightside?  Would take decades to aquire and build out if they do!

Probably so, with it being marketed as close to LSU and downtown, I don't see why not. Also decent views of the river are worth good money.

A new bridge would only accelerate the growth.

Yeah.....there won't be a bridge there. Why would they? There's nothing over there to get to.

People going to Baton Rouge and people in Baton Rouge going to the plants and port to work. As mentioned earlier, that area is growing more and it would be a good time to build it before there's too much development. The westbank will eventually experience growth like Livingston and Ascension. Schools there are decent, there's plenty of land and prices are still cheap (I would assume, haven't priced homes there). Also, with more development in the inner city, being close to downtown and other areas is more important than it was 10-20 years ago. It seems like a good idea to me. It would take away from stress from the congested I-10/I-110 interchange.
