The Downtown Code (DTC)

This is a new zoning code passed in 2010.

Pretty interesting to read the document as it goes into detail about how buildings can be designed and how tall they can be, etc. Rather than zoning based on how the building is to be used.

As the CP (quoting planners) puts it..

"from a focus on use to a focus on form"

Downtown Core and SoBro buildings can be 30 stories max unless they obtain LEED or do other things like add parking, public space, etc. Their total 'bonus height' can be unlimited.

The Gulch south area can be a max of 28 stories even with the bonus height additions.

One thing not included was a new sign code. They've hired a consultant and have interviewed stakeholders. Their next meeting is this Thursday for anyone interested. Here is the announcement.

A quick reminder about the Downtown signage study work session for Downtown stakeholders. Please join Metro Planning staff and the consultant team for a presentation on initial sign concepts followed by a work session to get your feedback and ideas.

When: Thursday April 28th, 9:30 -11:30am

Where: Downtown Nashville Library - look for signs directing you to a conference room.
