It's too bad the owner of that tiny restaurant couldn't have worked something out with Tony to include a restaurant within the SoBro instead of having that tiny building take up a portion of the lot.

Two is better than one, right? Instead of having one monolith taking up a whole block.

The rents will be high. I will be interested to see what goes on Michael Hayes' giant lot across the street now. Before long we could see some more national high profile developers come to town and build some 30 story 300+ foot residential buildings. Sobro could be a high rise residential district. The empty surface lots in the CBD I can see as hotels not to necessarily service the convention center, but the non convention and non typical tourist.

 

I am happy with anything over 300 feet at this point. For the amount of land we have available, that sounds about right. Once empty surface lots are getting exhausted, then we will start going up a bit larger.

Excuse my ignorance, but, does the Listening room stay or does it go when this is built?

 

The Listening Room stays and will remain open for business.    CB Ragland (Michael Hayes' company) owns the building.

 

If you scroll back up to the snapshot of the site plan, The Listening Room occupies the bottom right quadrant of the rendering.

I saw some rent prices for some people trying to rent out their condo in one of the buildings in The Gulch and they were asking almost $4000/month on a 2 bedroom.  So...I can't imagine what the rent will be like in SoBro.

 

That is bordering on the absurd for an apartment anywhere in Nashville. Perhaps it's a penthouse, or something of the like.  Anything short of that and there's no way they'll be getting rents like that for a two bedroom apartment.

Yeah...I was astonished.  There were a lot of rentals for well over $2000.  I wish I could remember the site where I saw it.

Ready to scoop up the fallen diner bricks when the blasting starts...   

This was discussed at the meet. The foundation had some bracing rigging in place, however; I don't see this diner being completed due to the codes issues not being resolved yet. I could, and some agreed, see this project scrapped. I bet this is scraped, and this sliver of land be a tiny pocket park for residents to walk their pets. The sidewalk will be restored, and maybe a little landscaping to make it look nice.

Or it could be a tiny surface parking lot.  Not saying I would want that, but this is Nashville.
