The USA TODAY segment in this morning's TENNESSEAN had an article about the hotel boom around the US and while it mentioned 15 different cities as being on the forefront of the hotel boom, Nashville was not mentioned once. I found that very odd, since Nashville has been repeatedly mentioned as a top five city with the number of hotels in the hotel pipeline.

"This year is shaping up to be a healthy one for the U.S. hotel industry, with more 33,000 new rooms planned in the top 10 most active markets.

According to industry research firm Lodging Econometrics, the top market by far is New York City, with an estimated 8,612 new rooms in the pipeline for 2017.

“The rooms opening in these markets will be the first wave of new hotel supply in a healthy hotel market for owners,” says Bruce Ford, senior vice president of development at Lodging Econometrics.

CBRE Hotels’ America’s Research, which tracks the industry, also puts New York City at the top of the market with a 6.4% increase over last year, the largest increase of any region.

Both firms named these other cities among the most active markets in the USA: Houston, Dallas, Chicago, and Los Angeles.

Lodging Econometrics also pointed to Charlotte, Denver, Seattle, Austin, and Tampa as healthy places for hotel development.

CBRE is also seeing a notable percentage growth in room supply in Washington, D.C., Orlando, Atlanta, Phoenix, and San Diego. The U.S. average percentage growth in supply is estimated at 1.8%, according to CBRE."

From today's Nashville Post:

Zillow has announced its predictions for 2017's 10 hottest housing markets, with Nashville topping the list.

Seattle is No. 2, with Knoxville ranked seventh.

To determine which markets will intensify this year, Zillow looked for places with quickly rising home values, low unemployment rates and strong income growth, according to a release.

Although Nashville is ranked number one, Zillow's list is largely made up of Western cities.

Zillow's Top 10 Housing Markets for 2017:

1. Nashville

2. Seattle

3. Provo, Utah

4. Orlando

5. Salt Lake City

6. Portland

7. Knoxville

8. Ogden, Utah

9. Denver

10. Sacramento

"Zillow's 2017 list highlights that jobs and opportunities are increasingly growing in smaller markets away from the coasts," Zillow Chief Economist Dr. Svenja Gudell said in the release. "Mid-size cities like Salt Lake City, Portland and Nashville are desirable places to live, with good employment opportunities and steady economic growth. The growth and demand for housing will drive up home prices in 2017, and these hot markets are experiencing change as more people discover them."

Ok...WOW!  If this ever comes to fruition, it would be HUGE.  However, I have to think this render is a "best-case scenario," unless someone knows something more.  Still, a good sign for future development across the river.

The biggest property owner on Nashville's East Bank is eyeing a spring start to construction of what eventually is expected to be a 105-acre mixed-use development that's being called River North.

Chicago-based Monroe Investment Partners LLC plans to begin the work with a 40-acre first phase called The Landings at River North planned just north of the Kelly Miller Smith Memorial Bridge near where Jefferson Street becomes Spring Street. The overall River North Development District will span 125 acres, including where the Topgolf sports entertainment complex is rising.
