Nashville Bits and Pieces

This will put the Nashville MSA at roughly 1/3 of the population of Metro Atlanta already... which in and of itself is quite a milestone! If the trend continues for the next decade, that will put Nashville MSA at approximately half the size of current Metro Atlanta. This is unprecedented and staggering! In response to an earlier statement someone made (perhaps on another post,) it seems that Nashville is indeed on the same type of growth pattern that Atlanta was from the 70s through the 90s. I'm just hoping that Nashville does not make the same mistakes and poor decisions that Atlanta made during that time, and is able to learn not only from Atlanta, but other major metropolitan areas that have gone through a staggering period of growth in some similar fashion. It would appear that (in some ways at least,) they already have addressed many of their specific issues... but there are so many more to still provide solutions for.

Atlanta, (as well as other similarly sized metro areas,) definitely requires the use of a vehicle due to the enormous sprawl. By a far and wide margin, most of those whom work in the core area of Atlanta, do not actually live near there. This is a far larger problem here... even than in Nashville... but definitely one that Nashville seems to be trending toward... regardless of all of the growth in the core area of Nashville.

That being said, I mean no disrespect whatsoever to any of the other aforementioned metropolitan areas in any way, including how they handle/handled their growth. (In fact, in many situations, they have had to rely on much ingenuity.) I'm simply stating that we could use them as a source of learning.

Lastly, regarding yet another statement someone had made about Nashville having (in effect,) several or more disparate "downtowns" (skylines,) at least they will all be within a close proximity to one another; as opposed to one of the biggest gripes I have about living here in Atlanta: The skyline stretches in a mostly linear fashion literally for miles... all the way from Dunwoody, to Buckhead, to Midtown, and finally downtown. I miss living in Nashville for this aspect; to be able to be more centrally core-centric. You can simply park near (or in) downtown, and walk to work or most of all of the major attractions and places that one would typically like to visit... unlike Atlanta, which usually requires some form of transit, due to the linear fashion in which its skyline and attractions development has formed. (This is all my own opinion of course.)

Chicago obviously has more than it's fair share of problems too, but in terms of urban design, I think we've been doing it right for the last couple decades.

I don't know of anyone who wants Nashville to grow in the manner Atlanta has. I see the failed AMP campaign and the ongoing efforts to expand our transit system as evidence that we're actively working to mediate the worst of the ills that result from unrestricted sprawl. $.02.

Agreed, but having a viable mass transit system, of course, is only one small piece of the puzzle.  After all, Atlanta has had it's MARTA subway system for nearly four decades now (since '79) and it did most of it's sprawling in that time span.

I don't know of anyone who wants Nashville to grow in the manner Atlanta has. I see the failed AMP campaign and the ongoing efforts to expand our transit system as evidence that we're actively working to mediate the worst of the ills that result from unrestricted sprawl. $.02.

This was exactly what I was talking about in my opinion above; that we should learn from the mistakes of these other larger cities prior to deciding on major decisions regarding transit or any other major metropolitan interest.

LKQ Corp (an auto parts Fortune 500 company) will be expanding from 400 employees to around 550 in next several years.  Will relocate from Grassmere Park area to another 100,000 sq. ft. lstructure they will build in The Crossings area around I-24 and Bell Road, still in Davidson County.

Thanks.  I'm actually working on making a color-coded map.  Thing is...it appears many neighborhoods have different names...so I'm not sure what to call each neighborhood...so I'm having to flip a coin on some.  And...each neighborhood's boundary is a little sketchy on different maps.  However...my map should at least be close.

Thanks, Rockatansky.  That's probably the most detailed map I've seen so far of the 'hoods and sub-hoods.

I made one myself several years ago, running into all of the same problems.  One issue is that some areas have multiple neighborhood associations with overlapping boundaries and there is no "official" designation.

Haha!  Yeah...I've already completed about half of one map and trashed it because I found so many discrepancies.  I guess I'll just have to make it and then get ready for disagreements on neighborhood boundaries and names...but at least it will be a starting point.

From today's Nashville Post:

Cushman & Wakefield report shows strong office real estate numbers

The Nashville office of Cushman & Wakefield has released its Marketbeat Office Q4 2016 report.

The report notes than for the just-completed year, Nashville continued its pattern of absorbing more office space than it built, resulting in “an ever-tightening market.”

Absorption totaled 1.1 million square feet for the year, down from the 2015 total of 1.7 MSF but well above the 10-year annual average absorption of 830,000 square feet.

Class A buildings accounted for over half of 2016 absorption, a change from 2015, when Class B buildings accounted for 65 percent of the year’s absorption.

The Midtown submarket absorbed 318,000 SF in 2016, slightly edging out Brentwood’s 303,000 SF of absorption.

Airport North and CBD submarkets each absorbed about 130,000 SF.

The Cool Springs submarket recorded negative absorption of 30,000 SF in Class B buildings, partially offset by 14,000 SF of positive absorption in its Class A market due to 235,000 SF of new construction.

More from the report:

Overall vacancy in the Nashville office market fell during 2016 from 6.1percent to 5.5 percent. Class A inventory, which increased by 921,000 SF, while absorbing 594,000 SF, recorded its first significant increase in vacancy rate in several years, going from 2.8percent at year-end 2015 to 4.7 percent ending 2016.

Brentwood, Cool Springs and Midtown aided in increasing Class A vacancy by adding over 200,000 SF each. Brentwood and Cool Springs watched its Class A vacancy fall below 1.0 percent, a situation which inhibited growth. However, Cool Springs ended 2016 with a 5.3 percent Class A vacancy, and Brentwood reached 2.9 percent Class A vacancy.

Midtown’s Class A vacancy increased from 2.9percent to 5.9 percent. These increases in vacancy rates are necessary to accommodate future growth in the more dynamic submarkets.

The pipeline for new construction has turned the corner in the last two years and promises even larger additions in 2017 and 2018. Completions in 2016 include Two Greenway (155,000 SF) and Mallory Park-Phase I (80,000 SF) in Cool Springs. Two Brentwood completions were Seven Springs West (203,000 SF) and Hill Center Building B (100,000 SF). In Midtown, 35 Music Square East (96,000 SF) and 1201 Demonbreun (286,000 SF) were completed. Of the 921,000 SF delivered in 2016 only 258,000 SF remain available.

Eighteen office buildings were under construction as 2016 ended, 15 of these are scheduled for 2017 completion. Completions scheduled for 2017 total 2.5 MSF and are 73 percent pre-leased. The CBD has a million square feet under construction, which includes the Bridgestone’s build-to-suit (514,000 SF), the Hines Building at 222 Second Avenue (362,000 SF) and 615 Third Avenue South (125,000 SF).

Outside the CBD the largest building under construction is Two Franklin Park in Cool Springs (268,000 SF), which is scheduled to come online in March. With absorption strong and vacancy rates decreasing, it is no surprise that asking rental rates continue to increase. Other than a slight decline in 2013-2014, rates have risen steadily for the past 10 years.

Class A asking rates ended 2016 at an average of $27.72 PSF, up almost $3.00 from 2015. Cool Springs rates are the highest at $30.92 PSF, closely followed by Midtown at $30.85 PSF, and CBD at $28.96 PSF. Class B rates also increased during 2016 from $21.92 PSF to $23.80 PSF. Brentwood led the submarkets for Class B space at $27.00 PSF.

What would it take to get the Super Bowl in Nashville?

Butch Spyridon is the head of the Nashville Visitors and Convention Bureau. He says 10 years ago, hotel space was a problem, but with 3,000 new rooms and 3,000 more on the way, Nashville is ready for the Super Bowl.

We just need the stadium to do it.

Minnesota just completed U.S. Bank Stadium, and they’ve already been awarded a Super Bowl and a Final Four.

In Atlanta, Falcons owner Arthur Blank is spending big on a new Mercedes-Benz Stadium. When it’s done, it will be the seventeenth new building to go up in the NFL since Nissan Stadium was finished in 1999.

If Nashville decides to make the leap, it will likely cost around $1 billion, or almost twice as much as the new convention center.

You trippin. Hosting a superbowl would be great and raise our city profile. Also the city that is hosting it this year, Houston, is getting major upgrades to it's infrastructure and cityscape for it.

Probably also get a bunch of flights to desired locations around North America.  I could even see that it would tip the scales in favor of those flights to London and Tokyo. Of course, the $1 billion + would include the new stadium, so it would be reusable for future super bowls.  But putting the spotlight on a city like Nashville would actually be tremendously larger than the "spotlight" effect on a place like Atlanta, or even Houston, as those cities are already on corporate radars.
