Nashville Bits and Pieces

Jamie Dimon is aiming to make JPMorgan Nashville's # 1 bank.  Plans are for up to 20 branches throughout the the area by the end of 2021. They have regulatory approval to open 3 initially (East Nashville, Berry Hill, and Green Hills).  Two more are being looked at in the next phase for Donelson and Smyrna.

No word on a central HQ for the area downtown, but it would seem to be in the works

Well close but not exactly. I live in Houston. There is no zoning. And it works greatly. I watch Nashville, how the city bureaucrats can tell you what to do with your land, expecially when it comes to height, which is a way to have the value of your land negated/impacted by people behind a desk giving out waivers  when it suits, and the city council although I would assume predicated on public hearings. So far as deed restrictions go,  Houston defers enforcement to the neighborhood associations, (or business associations in commercial districts, who even have taxing authority via assessments for aesthetic infrastructure ) which are de-facto quasi-official bodies. Building codes perform the same function as elsewhere, as do the permitting rules. Then there are the ordinances about where alcohol cannot be sold (e.g. by distance to schools and churches). By and large builders and property owners are to get the approval for the appearance of a design from the neighborhood association before permits are issued. Also subdivision is  permitted after public hearing to rule affirmative on it. So far as height goes, there have been several cases where highrise developers and neighborhood associations end up in court to battle it out; nothing stops a developer from suing the association or vice versa, the most famous case was the Stop Ashby Highrise campaign because of its longevity. I am frequently in Houston (it is sort of a second home for me). There is much to love about the city, although I do NOT love to drive there so much yet! Lots of great food-awesome museums and cultural institutions. (And an impressive skyline-photos from last Friday as we drove in from the northeast side on 59.)

Sounds complicated, but it seems to be less restrictive than our approach of requiring full council approval, which has resulted in most of the zoning getting wildly out of date, with sporadic/random up-zoning based on which developers know how to work the polticians and how CMs read the political winds on a given day.

Zoning aside, I've read that even Houston has significantly inhibited development via city-imposed regulations for things like parking minimums, although that may be changing. Here's hoping we'll follow suit one day.

I had to stay in Murfreesboro last night. I looked out the window this morning and noticed an army of construction workers apparently getting ready to invade Nashville. There were a lot more than what this picture shows.

There was a Wolfe and Travis truck there (electrical contractors). I knew Wolfe from my days at Opryland where he did a lot of the electrical work.

They seemed to be catching rides in company vehicles. It could be staging for a Murfreesboro project, but there were an awful lot of them.

Well this is hilarious. A town in South Wales is holding a "Nashville Day." Just goes to show how far Nashville has penetrated in the pop culture around the world, but also how far it has to go to shake the "country bumpkin" image.

Actually...Europe supports traditional country music more than the US does right now.  It's amazing how many older traditional country music artists are making their living in Europe.
