We need more housing everywhere. ASAP. As fast as possible. 

The process of people moving to "cheaper" places will just continue as each new hot city runs out of houses. It's been happening in Nashville for years now. See the growth explosion in all the outer counties. 

 

I saw a "hot city" list the other day and Mobile, Alabama was on the list, MOBILE. First bullet was affordable housing.

Mobile, Alabama!! That's incredible. Even Huntsville, Alabama, is experiencing this issue, where one of its suburb counties (Limestone) is growing faster than Huntsville's home county (Madison).

I'm curious to see how southern states will address our housing supply inelasticity, and I'm hopeful that the toolbox involves more than just suburban sprawl (shoutout ATL).

As I type this, I'm sitting in a VRBO in downtown Mobile.  We got one week in a 2 bedroom, 2 bath three blocks off of Government Street downtown for about $1K all in.  From here, we can walk to coffee shops, great seafood restaurants, some craft breweries, etc.  We're 15 minutes to the mall and only 30 minutes to downtown Fairhope (ate dinner there tonight).  When we checked home prices in the area we were amazed.

Gehan Homes Inc., the 9th largest private homebuilder in the nation, is moving into the Nashville market. Based out of Dallas, Gehan  has developed more than 120 communities across Texas, Arizona, and Colorado.  They are currently pursing acquisition of residential land across the region.

100%. When living in Santa Rosa Beach FL, from '04 - '10, we saw him a lot. Particularly in 2004-2006. Worst Florida hurricane seasons on record. When Jim was spotted in the area, anyone waffling about boarding up - grabbed their plywood, hammers and nails, LOL.  Sometimes he DOES amp up the drama a bit...

Reported from 'The Hill's news service today that Nashville is 1 of 4 finalist cities being considered for hosting the 2024 Republican Convention.

This is NOT a political post, nor is it intended to endorse nor disapprove of Nashville doing its thing. Just an update... because if it's here, it'll impact us.

Like hosting the NFL Draft, hosting a political convention is a rite of passage for a city.  I say, bring it on, regardless of party.

If we get either one, I am very concerned for the city. With that being said, the eyes of the world will be on Nashville, for better or worse. It will bring journalist and news crews from around the globe to which ever city gets the prize if you can call it that. 

I will say the State needs to pick up the cost for this one.

Nashville's apartment market is still very strong with occupancy rates at 93%, and a 24.1% growth in rental rates in the past year. Almost 9,000 units are under construction, and 28,000 more are in the pipeline, according to ApartmentData's website.

What is the current number of apartments? The 9k and 28k seem like a lot but how material are those numbers against the current baseline?

Someone posted this video on the I Remember Nashville When Facebook page. I’ve never seen this one before. I’m sure many of you have seen the old video from 1994, of someone driving around town. Well here’s a trip down memory lane, just a little over 31 years ago. I’d say Nashville has changed dramatically. It sure was a simpler time though. I would have been a senior in high school eagerly awaiting May 25, 1991. The memories of that Nashville don’t always seem that long ago, but this video makes me feel otherwise. It was a different world.

This video made me really miss two specific things…the lights in the trees at Riverfront Park (and along Second Avenue, although they didn’t show 2nd) and the lights that once outlined the “R2-D2” building!

Otherwise, all I can say is “we’ve come a long way, baby!”

That’s what the city looked like when I level there. I don’t think there were even 10 buildings over 200’. I actually miss many things about the city then that no longer exist, but looking at that video I think a lot of the buildings looked junky.

Yes exactly!! I wish they would bring the argon lights back. The skyline had better lighting back then lol.

The one thing that has not changed is the Interstates. It's still the same old road system 30 years later. Thank you, State of TN.

The section that runs under Fern Ave needs to be expanded.  One of the biggest bottlenecks in the city.

The worst part is that the interstate probably won't change much, even when the Nashville metro hits 3+ million population. The good news is that TDOT is at least expanding highway 96, which is way overdue. Highway 96 should have been expanded at least 5-10 years ago.
