Was looking over the "birdseye" on google maps, and its really depressing that at least 30% of the land inside of 277 is extremely underutilized, and devoid of anything. There are at least 30 blocks that are just parking, cleared land, or less than 20% buildings and 80% land/parking. So sad, but at the same time, its a clean canvas.

Compared to just 10 years ago, there is a lot less surface parking than there used to be. Add Romare Bearden Park, Knights Stadium, UNCC, First Ward Park, and other projects surrounding these First and Third Ward catalysts, and I'm sure we will see a lot less surface parking in another 10 years.

today's CBJ reports that Crescent is:

exploring the development of a 150,000-square-foot office building and a 15-story apartment building at South Tryon and East Stonewall

but....

We [Crescent] are still very much in the exploratory stage and have no definitive plans or timeline.

If these get built, knights stadium little hotel, the 22 story apartments in front of romare bearden get built, the whole southern part of uptown charlotte will be drastically different than 10 years ago. As of now, It still has a lack of retail which will come in time.

College street also has some new found swagger these days thanks to epicenter.

^ I agree with your statement on College St. Walking down it recently from 3rd street to 5th, it really has become quite a center of hustle and bustle. The addition of the Ale House, epicenter, that lighted 2nd story connector from ritz to founders hall and the bars that create the corner of 5th and college really bring a lot of appeal to that strip.

The addition of Aria, Queen City Smoke, and Bar Cocoa in Founders Hall and the Ritz respectively at College & Trade have added more street presence that I originally thought they could. Roosters is getting set up to go in the BOA space underneath the big escalators too. I didn't even realize that WAS a retail space.

A little off topic, sorry, but I passed through there yesterday and was impressed too.

My vote is yes. Charlotte needs more restaurants like Rooster's. Great atmosphere, good menu, and a good value for the quality IMO. I especially like the bar menu and the wings are awesome. Smoked and dry rubbed with no sauce.

I spoke with someone from Crescent last week who said that the CBJ reporter signifcantly exaggerated Crescent's timeline for the project. This is probably on more of a five year horizon (rather than two years).

A quick glance at the thread suggests there have been no new announcements since May 25th (I am dismissing the Crescent stuff as purely speculative based on some discussions I have had with folks at Crescent). I guess I got spolied by the steady stream of new projects last Spring.

300 W Tremont is the 164 unit HUD financed MF deal @ Tryon

I'm guessing tavern on tryon is a replacement tenant or modification of the Omaha Steakhouse @ Tryon and Billy Graham

Aw shucks on the South End Village. not very aptly named.

I knew what the others were, was just hoping to see detailed architectural siteplans/elevations. Good to see these projects moving forward toward bidding.

I'm getting more and more excited about The BB&T Stadium (I hate calling it "Ball Park") and Romare Bearden \ now that there is more visible work from the streets.

I would love to see a development somehow tied in or fit in with Brevard Court. Speaking of which, that last I heard of Miss 300 South Tryon it was on hold until they got a major tenant signed on. Or has the property since been resold or something?

I remember staring at these renderings all the time. Cool to watch how it is playing out. Like VUE got built not only before 210 Trade, but was the only of the 2 built. Ritz Carlton & BOA was built. One Charlotte cancled. Instead of those 2 midrises, we got the Fountains at Stone wall. 21 Story Childress Klein instead of 12 Hotel. Hyatt Hotel (Former Hotel Sierra... It's hyatt now... right?). I think in 2013, the new skyscrapers announced will make our skyline look more impressive than the outcome of this rendering. There's a lot of rumblings so we'll see what happens.

I really hope that area stays as-is until something of the caliber of Centro (the latest rendering anyway, the first one didn't look very good) can be built. I hope no one is foolish enough to build a podium-parking apartment building on THAT corner with no retail, but I really wouldn't be surprised since IMO there's been an obvious dip in quality/ambition in the latest round of residential projects.
