Center City Development Maps

Recommended Posts

Was looking over the "birdseye" on google maps, and its really depressing that at least 30% of the land inside of 277 is extremely underutilized, and devoid of anything. There are at least 30 blocks that are just parking, cleared land, or less than 20% buildings and 80% land/parking. So sad, but at the same time, its a clean canvas.

Compared to just 10 years ago, there is a lot less surface parking than there used to be. Add Romare Bearden Park, Knights Stadium, UNCC, First Ward Park, and other projects surrounding these First and Third Ward catalysts, and I'm sure we will see a lot less surface parking in another 10 years.

today's CBJ reports that Crescent is:

exploring the development of a 150,000-square-foot office building and a 15-story apartment building at South Tryon and East Stonewall

but....

We [Crescent] are still very much in the exploratory stage and have no definitive plans or timeline.

^Good news! Wasn't this the site of the old proposed Trump development? Curious how tall a 150k sqft office building would be? ~10 stories?

I'd rather them build 2 mid-rises like these than one large Trump-eque building. It's nice to see a little filler. Plus I love the location, really starting to encroach upon I-277 now, lessening the gap between southend and uptown!

If these get built, knights stadium little hotel, the 22 story apartments in front of romare bearden get built, the whole southern part of uptown charlotte will be drastically different than 10 years ago. As of now, It still has a lack of retail which will come in time.

College street also has some new found swagger these days thanks to epicenter.

^ I agree with your statement on College St. Walking down it recently from 3rd street to 5th, it really has become quite a center of hustle and bustle. The addition of the Ale House, epicenter, that lighted 2nd story connector from ritz to founders hall and the bars that create the corner of 5th and college really bring a lot of appeal to that strip.

The addition of Aria, Queen City Smoke, and Bar Cocoa in Founders Hall and the Ritz respectively at College & Trade have added more street presence that I originally thought they could. Roosters is getting set up to go in the BOA space underneath the big escalators too. I didn't even realize that WAS a retail space.

A little off topic, sorry, but I passed through there yesterday and was impressed too.

Last off topic post, someone can PM me if it's an issue :offtopic: .

Has anyone eaten at Roosters? Is it as awesome as I hope it is? Thanks.

My vote is yes. Charlotte needs more restaurants like Rooster's. Great atmosphere, good menu, and a good value for the quality IMO. I especially like the bar menu and the wings are awesome. Smoked and dry rubbed with no sauce.

I go out of my way to eat there every time I'm in Charlotte... Answer your question?

My mom has stock piled Groupons and Living Socials for Roosters... Answer your question?

It is a fantastic restaurant.

today's CBJ reports that Crescent is: [exploring an office building on the Goodyear parcel on S Tryon...]

http://www.bizjourna...a=e_ph&page=all

I spoke with someone from Crescent last week who said that the CBJ reporter signifcantly exaggerated Crescent's timeline for the project. This is probably on more of a five year horizon (rather than two years).

A quick glance at the thread suggests there have been no new announcements since May 25th (I am dismissing the Crescent stuff as purely speculative based on some discussions I have had with folks at Crescent). I guess I got spolied by the steady stream of new projects last Spring.

I'm having problems accessing it from my work computer but there are a bunch of projects up on Next Bids that sound very interesting. If anyone could access and screen shot them it'd be awesome.

1200 South Blvd Apartments

300 West Tremont Apartments

Something called "South Blvd Village" which I've VERY interested in seeing.

South Kings Midtown

Tavern on Tryon Omaha Steakhouse

South Blvd Village is retail but not in South End unfortunately. Site plan - http://landlogics.co...nary 072012.pdf

South Kings Midtown is Lennar's multi deal - http://www.ldiline.com/showpdf.cfm?proj=26033&file=011ARC_CR-01.pdf&dir=ARC

1200 South is Cambridge's multi deal at the old Simpson lighting site.

300 W Tremont is the 164 unit HUD financed MF deal @ Tryon

I'm guessing tavern on tryon is a replacement tenant or modification of the Omaha Steakhouse @ Tryon and Billy Graham

Aw shucks on the South End Village. not very aptly named.

I knew what the others were, was just hoping to see detailed architectural siteplans/elevations. Good to see these projects moving forward toward bidding.

I'm getting more and more excited about The BB&T Stadium (I hate calling it "Ball Park") and Romare Bearden \ now that there is more visible work from the streets.

I would love to see a development somehow tied in or fit in with Brevard Court. Speaking of which, that last I heard of Miss 300 South Tryon it was on hold until they got a major tenant signed on. Or has the property since been resold or something?

http://www.300southtryon.com/home.html It seems the PNC Tower 300 South Tryon link is still functionable, not that it means anything at all.

http://www.urbanplanet.org/forums/index.php/topic/42128-redevelopment-of-stonewall-sites-in-2nd-ward-by-belk-freeway/page__st__20I

I remember staring at these renderings all the time. Cool to watch how it is playing out. Like VUE got built not only before 210 Trade, but was the only of the 2 built. Ritz Carlton & BOA was built. One Charlotte cancled. Instead of those 2 midrises, we got the Fountains at Stone wall. 21 Story Childress Klein instead of 12 Hotel. Hyatt Hotel (Former Hotel Sierra... It's hyatt now... right?). I think in 2013, the new skyscrapers announced will make our skyline look more impressive than the outcome of this rendering. There's a lot of rumblings so we'll see what happens.

Map updated with Yards at NoDa -- Old North Charlotte is going to look _very_ different shortly.

It might be time to start deleting some some completed (e.g. Bloc90) and abandoned (e.g. Centro Studios) from the map. Any thoughts?

Abandoned is probably too strong a word, but since they have been struggling with financing as the Southend multifamily market gets more crowded I made the logical leap.

I really hope that area stays as-is until something of the caliber of Centro (the latest rendering anyway, the first one didn't look very good) can be built. I hope no one is foolish enough to build a podium-parking apartment building on THAT corner with no retail, but I really wouldn't be surprised since IMO there's been an obvious dip in quality/ambition in the latest round of residential projects.

I couldn't find a thread for the River District so I made one. I happen to be really excited about the River District, Most U.S. Major cities are on a river. Charlotte is near a river but not on it and I think River District will fill that hole, Most cities that have a river have lots of shopping and dining options along the river.

Since we have a Charlotte Greenways thread, I figured we should dedicate a thread to parks in general.
So, in 2nd Ward topic @kermit brought up the ParkScore by the Trust for Public Land: http://parkscore.tpl.org/city.php?city=Charlotte
I initially replied there, but this subject should be discussed in depth - and I could not find a thread that was dedicated to Parks overall (not just greenways). In my reply I compare it to Seattle - http://parkscore.tpl.org/city.php?city=Seattle
The CharMeck Parks and Recreation website has details on all existing parks: https://www.mecknc.gov/ParkandRec/Parks/Pages/default.aspx

Haven't seen any news articles on this yet but ZipCar will be expanding into Uptown/Southend this summer. The city is providing 6 on-street locations and Zipcar will be providing 6 off-street locations. This is a 2 year pilot after which the city will decide to make it permanent or not.
Some sample Zipcar locations will be:
      -Romere Bearden Park
      -UNCC/First Ward Park
      -New Bern Station
Charlotte has been really late to the game in getting a car sharing service but glad it is finally arriving. This will give those of us that live downtown and don't own a car another transportation option for those longer in-city trips where transit takes too long or isn't available.
I think the city should also partner with Car2Go. I have used this service in DC before and it's a nice alternative to uber/lyft if you don't mind driving yourself...plus you can park wherever you want as long as it its a legal parking spot.
