It will be interesting to see how covid impacts this the Acrisure development.  I would think insurance would be pretty easy to do from home.  Any word on a start date for the building?  The residential is just conceptual correct?  I would love to see them go big on both.

There's several renderings of it in the DGRI Agenda for next week if anyone wants to get in there and grab the images of it.

That's going to completely change the skyline and pull it south. Now, if we can only get more density in the core of downtown.

So much good info in the DDA Packet (great find!  Love that it has condos too:

As part of the original vision and the approved Agreement a Phase 2 was envisioned that would deliver additional housing units to be constructed upon the completed parking ramp. The Agreement allowed for a period of 10 years to initiate construction of the tower, with a provision that if no work commenced either the City of Grand Rapids (City) or the DDA would have the ability to purchase the air rights and initiate the development. Less than five years from approval of the initial Agreement and based on the demonstrated success of the completed Studio Park, including the demand for apartment units, JE is now ready to advance on the development of the Phase 2 residential tower.


As proposed and envisioned in the initial Agreement the Phase 2 development will include the construction of a new 16 story tower to be located atop the existing parking structure. The tower will include a base floor with amenities including a pool, terrace, fitness, and community room. The next 11 floors will contain approximately 15 apartments each for a total of 165 new residential apartments. The remaining four floors will contain a total of 24 residential condominium units that will be sold to homeowners. Total capital investment for Phase 2 is expected to be approximately $52 million.

This project totally slipped my mind for Predictions 2022. Now we just need the amphitheater project (no matter where it is) to kick off, with a few towers to go with it.  #housingshortage

The thing that excites me about the construction process for this one is that within reason there would be way less time needed for prep work. The footings/foundation/boring stuff we can’t really see is already done, so it would go vertical faster than other tall buildings. 

True. They may even have a tower crane base in there somewhere already.

This, along with the hinted at project next to the old Mennas (12 story apt building) on Ionia could really change the feel of that area.

 

If only the lot south of the arena would be filled in...

There was a mention in an article about upgrades to Westin apartments. Dwelling place owns the lot next to Max’s (and mennas). Sounds like they decided renovations were needed at the 2 buildings that are on Weston, and they are holding on building on the lot for now. Sounds like it was around 5 stories. It’ll add much needed affordable housing, but I don’t think it’ll be anything amazing to look at when built (it is in a historic district, so it’ll need to look appropriate to the area).

A poster here hinted at GR height in that lot and it wasn't fair for him to predict it since he had insider info. So I'm just going by the clues that were given

I did hear there were developers scoping out the area around the future amphitheater with city officials.  Sounded like they were from out of town also.

I was just thinking this as well.  I'm not sure if it will happen anytime soon though.  There's always a lot of semis and tour buses parked there.  They could easily design the first level to have a taller clearance.

Built it!! This is major as it would definitely change the look of the skyline. The view from the S-curve would be epic.

Those are the arena loading docks, so anything built there has to accommodate them. They could be moved underground (like Little Caesar's Arena) but that's very expensive.

You could easily build an area within the new building to accommodate the docks. Especially given anything built there would have to include a parking ramp.

That’s not realistic for logistical reasons.  Load-in/out of shows would necessitate moving gear up a floor from docks to arena floor and that just won’t fly.

Definitely. It seems like it’d be “easy enough” to build a large first level clearance to accommodate loading in and out. It could be a combo of 1st floor loading, parking above, with liner building around and above that parking deck.
