Small updates: curbing is in at Village at Creekside, new homes are going up on Folsom Street, sidewalk on Milan is partially paved by the Northside Townhomes (Howard sidewalk looks like it'll be poured soon), and more brick going up on The Hub.

Also, I found the website for Robert Smalls Apartments.  As construction has dragged on, it's become apparent that any time-savings developers may have hoped for by utilizing pre-fab construction has definitely not materialized.  I hope they're at least realizing some monetary savings...

Pretty significant number of SFHs being built in the Northside right now.  The 4 on Folsom, I mentioned before, and the one in blue (map below) is Habitat for Humanity.  But almost all the rest are Homes of Hope.  They range from fully framed (2 on Arch St) to site work to flags on site, but they seem to all be underway.  A few mill house renovations happening as well (near College Street).

Some miscellaneous items of note:

Howard Village is finally underway between Howard and Old Howard Gap out near California Ave.  It's a patio home development that was announced 4 years ago, and I honestly thought it was dead.

Work has been ongoing at the N Church / Magnolia / Asheville Hwy intersection. They've got new traffic lights up (not turned on yet) and have added pedestrian crosswalks, one of which goes straight across the whole intersection.  I assume all vehicle traffic will stop when used.  A pedestrian crossing has been needed here.

Finally, Aden Bonded Warehouse appears to have 2 spaces spoken for now, according to the property listing.

According to Monday's City Council agenda, there will be a vote to approve a construction contract ($985k) for the new park behind TK Gregg.  Reminder of the plan:

The remainder of the sidewalk on Church Street in front of The Hub has been poured.  Brick cladding continues.

City Council unanimously approved the construction contract last night (HJ article). Here's a new, color site plan:

^The park behind TK Gregg should begin construction in July and be completed by late summer / early fall.

Curbs for the parking lot and driveways at The Hub have been installed:

Street trees are in on Milan Street.  I believe the Northside Townhomes are now leasing.  These townhomes look ready to go, but the ones on Raindrop Street are probably a month or two from being finished.

Wow. The transformation in that area is bordering on unbelievable. If you ever needed an example of what good urban development looks like, this is it. Are there things that could be better? Sure. But the fundamentals are there. Now if we can get a successful transformation for the County Admin building and the triangular block between here and there, it would be a really nice walk all the way into downtown.

Residents are finally starting to move in to the Robert Smalls Apartments (P&C article).  A few have moved in already, and more will by the end of the month.  The whole project is supposed to be completed by September.  Supply chain issues have delayed construction.

The article also mentions (in passing) Phase 2, which would be more dense apartment buildings.  The preliminary plan from over a year ago is below.  The article also mentions a $30M, 110-unit townhome development planned to replace Norris Ridge in Highland.

It looks like tenants are beginning to move-in to the Northside Townhomes.  I also saw a notice across the street that Phase 2 of the townhomes will go before the DRB at their August 2 meeting for preliminary approval. Edit: After seeing the notice in the paper, Phase 2 consists of ALL the remaining townhomes planned, including the Milan-Weldon block and the Weldon-Ridge block. (The project only includes the rear portions of the Fire Dept. parcels.)  I'll be interested to see how the townhomes are configured in that much larger block (perhaps a new street?).

Progress is also continuing at The Hub.  The sidewalks are paved, the exterior is mostly painted, and interior work is underway.  Also glad to see there's a bike rack in the back.  We haven't been getting enough of those lately.

TK Gregg Park progress. Very little grading is involved, mostly just pathway installation (and then playground and landscaping installation later, I presume).  That explains how they expect to finish this so quickly (early fall).

The August 2 DRB meeting has been canceled.  It was going to discuss Phase 2 of the Northside Townhomes.  Guess the developers weren't quite ready.

We've been in the summer doldrums as far as development news goes, with 3 straight months of no DRB meetings.  Makes me a bit uneasy, especially with unsteady national economic conditions.  I'd feel better if we could see more news/updates on our many planned projects...

Anyway, projects that are physically underway are more reassuring.  The Hub looks much closer to completion now that painting is finished, awnings are up, the parking lot has been paved, and landscaping has begun.  Only interior upfit remains (basically) before the businesses there are ready to go.  Maybe within a month or two?

Dumb question buuut...did they actually just fix/realign the red/turning light and/or intersection/split at Asheville Hwy and Church St heading North?  I felt a bit safer turning right on the arrow the last time I drove that way!

A few months ago, they were putting up new stoplights and adding some pedestrian crossings.  I've been turning just south of there lately, so I haven't seen the new configuration in action.

This is back on the agenda for the Sept. 6 DRB meeting.

And there is another development requesting preliminary approval: Magnolia Street Townes at 454 and 458 Magnolia.  The applicant is Ray Billings, who seems to be the developer behind Converse Townes on Avant and Oakwood Streets.  I hope these will be higher-quality than those.  And I'd love to see owner-occupied townhomes vs rentals (since it's on the same block as a bunch of rentals).

Honestly, I wanted commercial here, so I'm disappointed in more residential.  I was hoping this could be a true old-school mixed-use neighborhood with "corner stores" mixed in with residential, but things seem to be segregating themselves (commercial only on the Church block; huge civic area with TK Gregg, Cleveland Academy, Franklin School).  There's still a lot of land left, though, so maybe we can get it right in the end.

NDG has posted a Benchmark Report (PDF) on 10 years of Community Transformation.  It's a good look back on all the progress the neighborhood has made, both from a development/housing prospective and an education/health/community standpoint.  A few interesting tidbits: crime is down 70% from 2011, Cleveland Academy ended last year with its highest ever test scores, $125 million has been invested in the neighborhood so far, 568 new or renovated housing units since 2011, and 34 businesses (the vast majority are minority- and women-owned) opened through the Start:ME entrepreneurship program.

The report also mentioned an 8-unit multifamily development called "Pearl Place" at the east corner of Pearl and Vernon that I hadn't heard of before, so that must be coming in the near future.

Also, the Northside Gateway Art project is finally underway and planned to be completed this Fall.  It's being done by Brooklyn-based artist Olalekan Jeyifous.  The rendering in the report shows a spreading sculpture with seating and lighting (see below).
