Northside Developments

Here are some photo updates on Northside projects.  The walls of the new TK Gregg are still going up.  They seem to generally be working back-to-front, so the main entrance hasn't yet been built.  Gymnasium and pool walls are nearly complete.

The mixed-use project is really coming along.  The building frame for the VCOM medical clinic is basically complete.  They're even putting stone cladding on the base already.  On the apartment building, stair towers are up to the 2nd floor, so one more to go.

Update on the Northside mixed-use project:  The power lines and poles have been removed from along the street!  Two stair towers are done.  A third stair tower and the elevator shaft are in progress.  The VCOM clinic is just waiting on cladding.  Looks good.  Can't wait for the apartments' frame to start going up.

On Tuesday, City Council approved a development agreement with Arlington Properties for the Bon Haven apartment project.  You can read the agreement starting on Page 118 of the CC Agenda (PDF).  Some highlights: The developer must invest at least $20 million in the project, design it with "an urban look and feel", and complete the apartments within 2 years of receiving permits.  The City is providing a property tax abatement in the form of a FILOT (interesting that they're willing to do that here).  Construction is expected to start by the end of this year.

You can check out the Arlington Properties website here.  They've mostly done pretty suburban stuff.  I think something similar to their Trailside at Reedy Point (Google Maps) in Greenville would be a decent fit for the Bon Haven site.  Like here, it's semi-urban, near downtown, and on a large road.

Brickwork looks essentially complete on TK Gregg

The Wofford housing portion is almost fully bricked.  Brick is beginning on the apartments/ground-floor office section.  Sidewalk appears to be starting in front of the VCOM clinic.

Phase 2 (affordable apartments) grading appears to be getting close to completion.  Hopefully foundation work will begin relatively soon.

Rear view of TK Gregg.  The former PCA/armory next door is being prepped for demolition and trees have been cleared.  That will be the parking lot for TK Gregg.

Northside Commons mixed-use continues to come along nicely.  And 500 Northside Station (90-unit affordable apts) should start early 2020, according to the sign on-site.

The Ellington was approved at Tuesday's DRB meeting.  More detailing was added on the lower 2 floors and the cornice was toned down.  A bit disappointing that there's 46 parking spaces when DT-5 has no minimum and state law says 0.5 spaces per unit (50 units = 25 spaces) for senior housing.  But that's somewhat nit picking.  This adds good density and more residents.

Also saw that for the Dec. 19 Planning Commission meeting there's a request to rezone most Midtowne Heights properties (essentially Phase 1 below) from I-1 and R-6 to R-6 Planned Development District to allow for the multi-unit residential that will replace Norris Ridge.  I'm a bit surprised that they're not just extending Urban Code DT-5 zoning across the RR tracks, but still good to see this project progressing.
