Skyhouse Apartments

Although this is a part of the Edison development, I think this is big enough to merit its own thread.

Novare Group is collaborating with Sandreuter to bring a 24 story, 320 unit apartment tower on the NE corner of the Edison block, the corner of Blount and Martin.

It's a little hard to make sense of it but some of the renderings seem to show a 13-14 story office tower on the opposite (NW) corner as well.

Between the apartment building and the apparently planned office tower is a plaza of some sort, though I'm not sure what it's for since it doesn't really seem to connect to anything.

Looks like the other building is a spot on replica of PE II (future Red Hat). The apartments are needed as are high quality new buildings downtown to counter act some of the Marriott and 222 Glenwood type stuff. However I maintain my opposition to tearing down the buildings at the corner of Martin/Wilmington citing the success of Wilmington and Hargetts old stuff to date. But I realize this thread is about the apartment building....The 'connector' I think is just the parking deck in the middle of the block...

^wow I don't think I have seen exact copies of buildings in different cities other than the round Holiday Inns....though I imagine it does happen. Like mobile homes, I imagine this approach at least makes the projects more likely to be viable

320 total units (234 1 br, 136 2 br, and 54 3 br) for total number of bedrooms of 424. Assuming 1 person per bedroom and combining with the other Edison apartments, that would be 727 people living in this one block! Not bad!

I agree with Jones, I'd like to see the buildings on Wilmington remain. There will be a gap of about 90 feet between the public art plaza of the apartment building and the back of the Wilmington St building property lines - what about confining any sort of new development for the remaining portion of the block there? Depth of the lot would be about 140 feet (about the footprint of One Bank of America Plaza).

^nice looking building!

Should be a great addition to downtown. Let's face it, most of the high-rise bldgs downtown lack a certain character (i.e. modern aesthetic design). This bldg, if built as planned, will bring some much needed architectural character to central Raleigh.

It looks exactly like the Skyhouse that Novarre is building in Atlanta and the Skyhouses they are planning in Austin and Orlando. It's somewhat generic from a design standpoint and rather short on retail, but that said, it is nice to see a large apartment skyscraper going up in Raleigh.

Not to brag, but our site is better than Atlanta's. Their parking deck sits on a corner (though it replaces a parking lot) and while Atlanta midtown has lots of tall buildings, it looks like an awful pedestrian environment. Our Skyhouse is squarely in the middle of a walkable city

I lived in Atlanta for 14 years, and I didn't think it was a bad pedestrian environment. The city was much more insistent than Raleigh about sidewalks, and they have a far superior bus and rail system.

I meant the mid town area. I street viewed all around and all I saw was set back skyscrapers, parking decks fronting streets and abandoned small brick buildings sort of referred to as a historic area on the map. It takes more than just sidewalks to be pedestrian oriented in my book.

The irony is that midtown was the site of the pioneering mixed-use Colony Square project of the early 1970s, the city's first. CS was a tremendous gamble given the seedy nature of "the strip" in the late 1960s.
