I'm happy to see the Chamber move into the heart of downtown. I wish they were redeveloping the Chamber site, but I'm sure they will eventually.

According to the article the existing C of C building will get a renovation  to  accomodate the two new owner occupants.  I was kind of hoping for an expansion or tear-down rebuild of the Chamber building.

These are fantastic to see. With these leases, the new headquarters at Verdae, and possibly the state offices moving to Halton we should really see the vacancy rate drop. That is until Camperdown gets built. Lol.

108 E. Broad St. sold for $1,490,000 on 6/18/19.  The buyer , Julius II LLC already owns the  adjoining parcels at 116 E. Broad and 301-303 Falls Street.  The three together total .767 acres.  This is all the frontage on the south side of East Broad between Falls Street and the new Hyatt Place Hotel.

Hartwood Holdings bought 8 Claussen Ave. for $400k on 4/5/18. The parcel is .22 acres. Hartwood already owns the two adjoining lots at 501 Augusta and 503 Augusta St.  Augusta parcels are zoned C-2 and the Claussen parcel (which fronts Thurston St. as well ) is zoned PD.

Kathryn Hartness Norwood is the registered agent for the LLC.

8 Claussen  has been demolished. 501 Augusta was demoed awhile back.  Can't say for certain but it appears  503 Augusta St. is being  demolished piece by piece or is being moved perhaps.

$400k building permit issued for the ONE building at 2 West Westington St., Suite 400.   Can't say for certain, but for that much money, I imagine a new lease was signed.

A $976k permit was issued for the Greenville Summit building at Washingtonand Richardson.

Isn’t ChartSpan supposed to be hiring more people soon? Wouldn’t be surprised if it’s them at ONE but that’s pure speculation.

This list is about to get a lot smaller.

Office Buildings

228.6k  Axios Office Park

70.6 k   200 Verdae Blvd.

13k         617 McBee St.

 20k      Two Liberty Square

9.2k      Riverplace

In addition:

18.4k  10 Toy Street  recenty sold, but don't know if the buyer will take the space themselves or keep it on the Office market.

The 90k in the Midtown project is just a proposal so it would not be included in the occupancy calculations.

TireCheck, a software company for efficient fleet management, has signed a lease for 6,597 square feet at the Keys Court mixed-use redevelopment at 307 E. McBee Ave., downtown Greenville. The move will occur in October and it will be their North American HQ. They are looking to double their current size also.

On 7/17/19:

Crest Communities Group PURCHASED a .436 acre parcel in the 300 block of East Broad St.  for $1.3 mm.

Crest  Communities Group SOLD its property at 230 East Broad St. to Coldstream LLC  for $1,562,500.  There are six apartment untis on this 1.138 acre property.  A portion of McDaniel Greene condominums fronting onto Broad Street separates the two properties.

Coldstream seems to be affiliated with Greg and/or Cherron Saad and Saad Resources. Saad Resources is listed as a partner in Markley Place.
