Leasing & Property Transfers in Downtown/West End vicinity

The Greene Apartments on South Main St. in the West End sold on 11/26/19 for $72.5 mm.   That works out to $267k per key. The seller will be doing the project between Vardry and Field St. as well.   

 If that is not the highest price per unit for an apartment complex sale in Greenville County, it has got to second.  The 98 McBee building sold in 2016 for $12.75 mm  and that is the only one that might beat it. I can't be certain because I don't recall the number of units there off hand.  

For comparison, The District sold in Sept. 2019 for about $227k a key.  It does have a lot more units though, 365 vs. 271 for The Greene.  I imagine the per unit price falls as the number of units rises. 

We are seriously getting into Peninsular Charleston level with these prices regardless.

Trailside Apartments sold on 12/13/19 for $47.3 mm or $220k per unit (215 total).  That price is lower than The District and The Greene, but unlike those projects Trailside has no parking garage.

The nearly one acre parcel at Rhett and Markley streets that will be the site of the new hotel sold for $3.5 on 12/16/19.

Trey Cole paid $920k for a .397 parcel at  Augusta and Harris that will be the site of his 8 unit MF project.

1.383 acre parcel on Pete Hollis sold for $810k on 3/17/20. This is the townhomes site.  Everything between Keat Ave and Pete Hollis. 

615 Poinsett Hwy. bought by Sphinx on 3/17/20 for $603,735. This is the SFH between Channel 4 and the new Sphinx station.

225A N. Main St (Subway store) sold for $1,350,000 on 4/17/20. 

$900k building permit 6,681 Sf for 114 Laurens Rd. issued 4/28/20. 

$165k building permit  4,200 SF for 45 Pete Hollis Blvd issued 4/27/20. 

$580k building permit for 656 S. Main St. #101 issued 4/13/20.

$2, 961,000  building permit for 12,126 SF SFH at 2513 Augusta St. issued 4/24/20

New South Properties of Clemson closed on  500 West Washington St. (corner of Washington and Mordecai) on 6/9/20.  Seller was Christ Church.  Price was $2,650,000  and     Parcel is .659 acres. 

 

Looks like this should actually be 500 EAST Washington. I'd love to see a new project in this neighborhood.

I believe I remember hearing about a condo development being planned here last year sometime.

No, this is separate from that one. I assumed the 600 East Washington Street project was dead. Lol.
