The Palms at Waikiki, a fee-simple condominium hotel across from the Hilton Hawaiian Village, is set to begin sales on Sunday.

Located at 1850 Ala Moana Boulevard, the condo-hotel will offer about 260 units.

Studios, ranging from 251 to 323 square feet, begin at $116,000. Coldwell Banker Pacific Properties Ltd. is the exclusive real estate broker.

"My guess is if it sells quickly, the cash flow is a good cash flow," said real estate market analyst Ricky Cassiday. "That is a pretty good location."

Because it is near Ala Moana Center and the Hawaii Convention Center, the Palms at Waikiki also is ideal for vacationers.

The brochures describe the new Palms at Waikiki as having a "chic and contemporary design." Units will be furnished with a tropical decor and offer high-speed broadband connectivity.

Amenities include a landscaped recreation area, fitness center, swimming pool, barbecue area and gazebos.

*That just means more residents living in Waikiki there have been so many condos for sale the past two years its unbelievable the residential population in Waikiki was already 20,000 in the year 2000 and the area is less than 1 sq mile in size if this keeps up and with the new residential condos, lofts, etc going up in the area the pop may increase to 30,000 or even more by the next census :o Damn!
