Good to read this, but there is a lot of spin in that article. With that said, I'll believe it when I see it. Levine has been saying similar things for over 15 years now.

 

Oh, and for comparison, you only need to look one block over to see how a competently run project is done (The Ellis).

Thanks for introducing me to the Charlotte Ledger!  Also, great news on the Levine property.   Seems to be similar in size to the Ashton in South End.

Honestly, just replace all of that with 6 story beige apartments and we have a much better result.  A couple thousand more people living uptown in that area would change a lot.

Yes, Levine owns half of what is vacant.   The two blocks south of the elementary school *were* owned by the county.   They swapped one for one with Levine so so they would do development of those blocks and the public park would the land between UNCC and Imaginon as that was better planning.   As part of the swap, Levine built the park and raised Brevard, and while he had planned to build an underground parking deck, that was moved to the the now permanently unfinished deck at 11th street. 

 

The only hope for this is for him to be selling parcels like he did with the Ellis, which is actually progressing without him.

Anyways, 12 stories LevineLand is a go, with demolition starting on the columns previously placed to support six stories.

I like the increase in retail.  This isn't my favorite project, but this version is significantly better than the 2015 version.

Has anyone seen movement on this?  Drove by on Wednesday on the way home from work and it still looks like it has for the past 3 years...ghost town.

Welcome to Charlotte and welcome to UP.  It will be important for you to know that any project that has Daniel Levine as the developer will have a very slim chance of occurring.  He has for decades been slow to act, even with extreme motivation from the city/county, contracts with UNCC, and clear economic reasons to move forward.  However, there is some major flaw in his ability to deliver.        There are 126 pages of this topic and every page will include complaints of his ineptitude and inaction. 

 

What he *did* deliver was the project to complete the First Ward Park and rebuilt Brevard Street, although even this was extremely late.   This was required for the county to 1:1 swap their land to him.   The 2 blocks that the county owned that were swapped for the park land is now used by Levine for gravel parking lots, even though his incentives were for him to develop these.

He did build a massive parking deck based on his unhealthy obsession with the need for parking to support his urban district.    BUT there was some physical problem with the deck, I have heard of a cracked foundation and construction teams going unpaid.  The result is that UNCC, which paid for parking spaces, and construction companies which did unpaid work are now suing Levine.  

 

When I moved to Charlotte in 1999, I was excited about his plans for First Ward.  The only movement on his blocks are when he finally sold or swapped land: UNCC, Ellis, and First Ward Park.   All else is a slew of failed projects and parking.   

Another fun fact is if you take a look at all the activity around Bearden Park, the very first project in that mix was Catalyst.   Novare had first planned their project with Levine at 7th and the rail corridor.     First Ward COULD have been that.   But Levine was impossible to work with, so Novare left and bought their own land in 3rd Ward, building their tower and spurring Bearden Park to be finally built and triggering a boom in that area which is now a shocking success.   First Ward remains with its blank blocks and a park built to a far lower budget.   We can thank our blessings that he did sell the block to build The Ellis, as that project is now under construction and will be a major surge of population to support the park and light rail there. 

 

Prediction:  the parking deck will be paused for years during the lawsuits and likely eventually torn down unless the foundation cracks can be fixed, but obviously they don't seem fixable or they'd probably already be fixed.     I also predict that he will continue to hoard land, maybe selling one block per development cycle.

I was told this intel about foundation issues was very false. The only thing that'll need to be torn out is the footers for the original apartment building.

Very good to know... but then what on earth would stop a developer from doing that and finishing and making revenue other than mental illness?
