Has anyone gotten an exact settlement date? Does anyone know how many units centro is going to be holding after the first wave of closings? They must be in some sort of trouble. The row I hear is getting sold to investors. Anyone hearing different?

I believe they will be holding around 55-60% of units in total. And how many people have been laid off/let go at Centro? I don't recognize any of the people that call me or that are in the office anymore. What happened to the two girls who have been the sales associates for the project for the past 3 years?

People have been let go there over the last couple of weeks. Where are you hearing the 55-60% number from? Are they telling you that? I heard 20 units were still unsold but that has been sometime ago. I am going to close, I just want to know what is going on.

For what it's worth...

Though I'm not holding my breath. Even after the vote in March, who knows how long until there will actually be bulldozers, cranes, etc on the site. Have the feeling there will be a lone UNCC building floating amongst a sea of parked cars for a few years, at least.

am i the only one not so excited about levine is planning? in one of the few spaces to make a lively street retail scene or retail district we are going to get 280,000 sqft of retail only... Its not bad, but its not great either. the land has so much potential

To be honest, I'm just excited that 20 acres of surface parking lots will eventually be extinguished. Although I care what is there, the city will be potentially transformed and the neighborhood of 1st Ward will be better served. His plans have changed much but I do look forward to the mixed use of options on the land- including retail, hotel, residential, and office space with a large mix of midrise and a few highrises. We'll see how much will be developed in the immediate as development has slowed across the region greatly. A bulldozer on urban pavement is a start, though, but this has been dragged on so long, it's truly going to take "I'll believe it when I see it".

anyone get a settlement date yet on there place at the quad? Anyone hearing anything on how many units are sold? My place looks better after they cleaned it up.

How are the floors looking unc2007lsu? I know you were really freaking out about them for the longest time. Aaack!

People have to be hearing things. Information is good, it can help everyone out there understand what is going on. Did the Row get sold? Are there people buying in the Ledge that would like to jump in?

I heard that the Ledge and Row are as of a week or so ago, all rentals, ranging from a $900 a month studio to a $2000 two bedroom. The retail portion is still said to have been moving along, but as far as I can tell nothing has been done on the retail spaces below any of the buildings. All 3 buildings all still appear to be completely vacant with no one living in them. There is now a model unit at the corner of 6th and Myers Streets in one of the walk up townhome units.

The county pretty much has balked now at issuing bonds to pay for it....Levine supposedly has offered to pay more upfront costs and lease the park to the county. He offered a similar deal several years ago that the county passed on, but these are certainly different economic times, and now the city and county has political pressure from UNCC to get it done.

That said, I can't predict how it will turn out.

I think the county is facing the specter of the amount of debt that it has run up over the past few years and declining tax revenue to cover it. If they are forced into a tax increase they probably won't be making many of these kinds of deals in the near future. Oh and the fact they are laying off 500 public school teachers isn't going to help with this given that ultimately the county has to fund CMS.

Public financed baseball stadiums don't compute in this environment. I would assume that Levine is free to purchase land and build it himself, but he can't afford to do it or doesn't want to risk his own money at it.

Why is it that people choose to use the word capitalism when it comes to the single moms and out of work workers, but are more than happy to apply socialism to millionaires when it comes to their projects?

...now if we could just get UNCC to do something like this on their main campus. <_<

Wow. That is really impressive somehow. Quite different than the stub image they used for the initial articles. Not to start the age old discussion, but I hope it is okay at the ground level.

I am a bit skeptical that the actual glass and facade material will be as luminous as rendered, too.

I think it will be an iconic structure in the city for sure. I am SO happy that something with as much activity as UNCC will bring will be helping to link 1st Ward to the CBD and start pushing stuff to the northern part of uptown, which is struggling for sure.
