New Greenville developments

In the TBA section of todays Greenville Journal it is mentioned that a national chain restaurant has signed a lease to occupy the restuarant in the first riverplace building.  Which restaurant hasn't been announced but it is not KFC.

If you haven't seen the plans for that spot, it is a two story restaurant, part level with main st. and part level with the Reedy River.

I sent an e-mail to Hard Rock Cafe a few months ago suggesting they check out River Place...told them that it wouldn't be complete until a Cadillac came busrting through one of the walls somewhere....maybe they actually listened to me :rofl:

I'll keep my fingers crossed. Ha! :silly:

I think its great that we will have a restaurant on the river. Hope its a good chain restaurant, although isn't that an oxmoron? :whistling: I guess there may be a few. I'm impressed with Bonefish Grill. :thumbsup:

I've seen the Riverplace renderings, is there a separate or detailed rendering of the restaurant somewhere?

I just had marketing materials for what was available for lease, nothing used for construction or anything like that.

The renderings at 55 riverplace really aren't detailed enough to figure out where a restaurant would be. Maybe the building to the left of the fountain with awnings? :unsure:

Are these renderings relatively accurate after phase 1, or are phases 2 & 3 just "filler" to show some context?

I just heard something incredible!

Did you know that there is a possiblilty that downtown Greenville may have not just one additional supermarket, but rather three?! Bob Hughes has said that plans for a grocery store within RiverPlace have always been included, slated for a phase III building. We have already heard that a new supermarket will be included as part of the new McBee Avenue development. We now know that Publix has commited to this site, but not yet signed the lease. The developer for that site said it will be a small prototype store, about 28,000 square feet. In the West End, a new development adjacent to the ballpark also plans to include a grocery store. :)

This is very encouraging to the growth of our city's residential appeal! :D

I know where the restaurant will be. It is in the office that is just being finished right accross the street from the park. If you stand on Main St. and look at this building it will be on the right side. part is street level with main, right behind the buidlings that were torn down. The lower level will be down on the rivers level. There may be other buildings but I knew this is where their was planned on abeing an restaurant so I assume that is it. I will scan in the drawings shortly to show you what I mean.

Help me out here, I'm not sure if I'm looking at this correctly. :blink:

The way I'm reading it, in your drawing, Camperdown is at the bottom of the page, Main is on the right, all that is highlighted in yellow is space reserved for the restaurant.

Did I get it? :cry:

That's actually the same development company, and they use the same renderings as those on 55 riverplace web site.

Although it does answer my question about the accuracy of the Phase 2 renderings. :thumbsup:

A Hard Rock Cafe in Greenville would be sweet!

So three supermarkets in downtown, huh? I am not sure if we are ready for that, although smaller urban-style markets spaced properly could probably do okay - especially after these proposed residential structures are occupied. :)

One thing that I think would do really well downtown is a Whole Foods/EarthFare type store. It would obviously be a smaller store than the usual layout, but with the influx of well-to-do, educated people moving to downtown, a store like that would definitely do well.

So three supermarkets in downtown, huh?  I am not sure if we are ready for that, although smaller urban-style markets spaced properly could probably do okay - especially after these proposed residential structures are occupied.  :)

One thing that I think would do really well downtown is a Whole Foods/EarthFare type store.  It would obviously be a smaller store than the usual layout, but with the influx of well-to-do, educated people moving to downtown, a store like that would definitely do well.

I agree. I think a Fresh Market would do well. I'm a bit bummed out that they killed to Fresh Market on Woodruff Rd. It would have been 3 miles from my house. :angry:

Atlanta, Atlantic City, Austin, Baltimore, Boston, Chicago, Cleveland, Dallas, Denver, Destin, Detroit, Foxwoods, Gatlinburg, Hollywood (CA), Hollywood (FL), Honolulu, Houston, Indianapolis, Key West, Kona, La Jolla, Lake Tahoe, Las Vegas, Los Angeles, Louisville, Maui, Memphis, Miami, Minnesota, Myrtle Beach, Nashville, New Orleans, New York, Niagara Falls, Orlando, Philadelphia, Phoenix, Pittsburgh, Sacramento, Salt Lake City, San Antonio, San Diego, San Francisco, St. Louis, and Washington, DC.

So it seems like Hard Rock Cafes are in big cities and/or tourist destinations (although I am surprised that Hollywood, FL and Foxwoods (CT) have one). For Greenville to be a viable option, we are going to have to do something dramatic in the next 5-10 years (e.g., increase our population dramatically or become a huge tourist attraction). :unsure:

Isn't Kroger one of those membershiop warehouse things liks Sam's Club? I really don't know that much about them.

jarvis- I would argue the opposite. Having a grocery store on every corner encourages people to drive less to get to their destination, or (dare I say it?) walk.

No. They're not a membership warehouse like Sam's, BJ's, or Costco.

Kroger is more like Ingles or Cub Foods (if anyone is from the Chicagoland Area). We used to shop at Kroger when I was a kid. They used to be pretty nice, from what I recall; however, there are some older Kroger stores that remind me more of Winn Dixie.

Yep, except on the main st level shows two restaurants not just one.  And the one closest to Camperdown my be broken up into multiple retail spots.  That same unit is bigger than shown here, the cut out shown in it was for in case those buildings were not torn down yet, it was a temp. entrance but since they were torn down that wall is straight.

Actually there would be a total of four supermarkets when you include the Bi-Lo on Main St. & Park Ave. The one in the West End next to the ballpark is currently only a consideration, not a definite yet. I have a feeling, though, when Pendleton West and the other new residential developments begin to pop up over there, we'll probably see the need/desire for such a grocery in that area. :)

This isn't brand new news, but it is worth mentioning, because I was unaware.

D3 Technologies, an aviation engineering company based in San Diego, plans to locate a regional headquarters in Greenville. Initially they will hire 25 engineers and plan to have 100 within 5 years. Greenville will be the major engineering and design center for the company in the southeastern U.S. :)

I heard Publix is asking for 10,000 more square feet for its space, hoping to be in the 35,000-40,000 square foot range. This is probably what's holding Publix from signing the lease.

Regarding another supermarket in Greenville, that leaves Bi-Lo and Ingle's. Any new store Ingle's builds are usually 65,000-70,000 squre feet. As for Bi-Lo, I'm hearing they're looking for a new site downtown that will replace its North Main store.
