Opera Place to have second phase

After four months and a 97 percent sellout at Opera Place in downtown West Palm Beach, the market seems to be shouting "encore."

Miami-based BAP Development didn't wait for another curtain call to gear up sales for Opera Place II, a 268-unit residential high-rise tower to mirror the first...

...Even with its impressive pre-sales record, no dirt has been moved at Opera Place and construction has not started on the first tower.

The reason is Bermello plans to build both towers together and expects a groundbreaking by January, although it could be as early as November. Building both at the same time is a necessity because they share a command basement level for parking...

Developers invite comment on land set to complement Scripps

The development companies that have contracted for all of the property adjacent to the planned Scripps Research Institute in Palm Beach County said they are asking for public input to the scientific village they want to build on the Vavrus Ranch. The process is to include an online survey and a community design forum.

The companies, Centex Homes and Lennar Homes, operating as Tech Village Partners (TVP), said they plan a kick-off reception, 6 p.m. to 9 p.m., June 17, at the PGA National Resort. In attendance are to be company representatives, planners, environmental specialists, engineers and other experts...

* green building and development

* transportation

* new urban design guidelines

* community planning

* education and university center

* economic development and employment...

Azimuth is a new 9-story loft-style development proposed for downtown Boca Raton. If approved, it would occupy the site of a former office building located on SE 8th Street between US 1 (Federal Highway) and Dixie Highway. RLC Architects is designing the project. A New Urban Communites development.

The project would contain 84 units, prices ranging between $500k-$1 million.

As much as I support the idea of bringing in Scripps, I still hate the location.

Here's a Hiasssen column arguing against the suburban sprawl that will be created by Palm Beach County. Think Weston all over again. Our only hope is to have tri-rail get extended out to the site.

I do wish it was closer to the east... I drove out there to the site, and it's really far-flung (about 10 miles west of the Turnpike).. East-west travel in PBC is hard enough anyway and there aren't major highways that currently go out there. I surely hope the county enacts some type of controls on what can be built out there to keep the area from turning into another Weston (save us all).

Delray Beach is the happening place for urban development in south Palm Beach County. I'd call it a mini-Hollywood. Delray's downtown has kept heights capped at 5-6 stories and I'd say they're a bit farther along in the urban sense than Hollywood (quickly catching up). Check out the latest proposal for downtown Delray:

Proposed: 5 stories mixed-use, including 325 condo/townhome units, with office, restaurant, retail. Site is currently a parking lot located adjacent to a shopping center and four-story office building. Developer is JMS Development.

Palm Beach County commissioners have voted not to extend the county's urban service boundaries to allow suburban development near the Scripps site, for now.

Palm Beach County is considering using the services of the Boca Raton Community Appearance Board to help it design aesthetic guidelines for certain projects built in the unincorporated areas. This may include creating design guidelines for a Wal-Mart store that was not approved but is expected to come back at a future date. Boca Raton is well known for its strict design requirements within its city limits.

The little town that could has proved that it can. Delray Beach officials hope to attract new retail businesses to downtown along its main drag, Atlantic Avenue. Plans are to provide convenience to area residents that might otherwise have to drive to the mall for shopping. Workforce housing is also in the works for downtown.

The city is a bit hesitant on the design and appearance of the glassy (and classy :)) CityPlace Tower. It's a 16 story glass office tower proposed in an area that only allows 10-15 story Mediterranean buildings. City commissioners did vote to allow for a variance on the Mediterranean requirement and the plans will undergo further review before final approval.

Downtown at the Gardens in Palm Beach Gardens: 345,000 sf. of retail space fronting a lake, on the periphery of the Palm Beach Gardens Mall. It faces two residential developments, Landmark at the Gardens (166 units) planned or u/c, and Gardens Pointe (241 condos/townhouses). Tenants include a Whole Foods Market, Cheesecake Factory, Urban Outfitters, Sur La Table, and a 16-screen movie theater. It's set to open in 3 months.

New 20-story towers approved for West Palm Beach marina

Zoning changes approved by the city could allow two 20-story condo towers to be built fronting the Rybovich Spencer marina. Future plans could bring a second phase, including two more towers, of the same height. The property will have public access to the marina as well. A total of 1000 units could be built. Developer is WCI Communities.

The Lucerne, Lake Worth

The Lucerne is a 6-story, 80-unit residential building currently under construction along Lake Avenue in downtown Lake Worth. Among the tenants moving in to the building's ground floor retail space: Starbucks. City officials gleem with hope that this is the coming of age for the city. An urban Publix is in the works for the area as well.
