I know I love that shot for just the reasons you mentioned. This was actually taken from the Nissen Building by request of a maintenance worker for access to the roof. It is possible to get to the top of any skyscraper in Winston (I'm not sure about RJR and GMAC) but you have to go on weekdays during the typical 9-5 work hours when the crews are there. You'll have to wait awhile (at least on the Wachovia Tower) while they get a worker to escort you to the floor of their choice, but it's worth it.

Before the parade/tree lighting downtown I took some photos of Caffe Prada's renovation process a new sign that has been placed on the West End Village site.

Is Boulevard Centro abandoning plans for more condos at West End Village?

This afternoon while I was driving down Broad Street, I noticed that workers have torn down the old Modern Chevrolet warehouse at Peters Creek/Second and Green Street. They have left the concrete floor and foundation, which makes me believe they'll (whoever they are) build on top of this slab. It is highly unlikely Blvd. Centro would use this as a foundation for condos. The land is currently owned by Fowler and is slated to be condos in the future (as pictured in #6 in the plan below).

They just started tearing down these old metal buildings last week. Looks like they are moving fast for some reason. Considering the timeframe of a week, I don't think this means that they are abandoning plans, I think they just have not had time to break up the slab of concreate.

I believe there might have been some confusion on what I meant by 'abandoning plans'. This warehouse sat on the site of proposed building #6 in the map above. Given the recession we're heading into and the mortgage meltdown we've experienced, it is highly unlikely anything residential will be built in downtown Winston for awhile. Considering what I saw, I interpreted the destruction to mean that Boulevard Centro unloaded the land onto someone else and they are now moving forward with whatever plans they have (i.e. reusing the foundation and concrete floor for a new project not Blvd. Centro related).

I was by 4th and Broad tonight and was amazed at how many cars were in the parking lot at the existing buildings. How many of the current inventory has been sold in this project, does anyone know? By the pedestrians and cars in the parking lot, I would think that even though sales have been slower than hoped due to the 'mortgage mess' that this project has been and will still be a success.

That is upsetting if it is true, but metal warehouses are easily disassembled and like triadguy said they might not have gotten around to breaking up the concrete base this week.

I hope that what you said about no more residential construction in downtown Winston Salem will turn out to be false, I was really hoping Civic Plaza would get started soon.

Also i recently saw that the fence around the #2 building's lot had banners on them and it looked like construction might start soon on that building.

The 'mortgage mess' is drying up capital for all kinds of projects, but selective residential building in urban cores and selective infill projects will go forward as folks get pinched by climbing fuel prices and seek to live closer to work. These West End projects are perfectly located in between downtown and Babtist Hospital... the 2 biggest employment nodes of the county.

As some of you may already know, Caffe Prada at the corner of Fourth and Broad is now open. It definitely has that "neighborhood" feel and you can pick up all sorts of treats and groceries for your liking. Definitely a great place to pick up a bagel in the morning and read the paper! :thumbsup:

Due to slow sales, the economy, and the desire to start the next phase of the project; Centro is going to AUCTION OFF the remaining 17 condo units at West End Village which haven't sold. Eight will be sold to the highest bidder, without a minimum reserve. Suggested opening bids will be $65K, 1/4 of the original asking price.

"During the last 12 months, we have had over 250 prospects express interest in the remaining units, many visiting over and over but unwilling to pull the trigger because there has been no sense of urgency," Furman said. "We intend to send a clear message that there is a sense of urgency, there is a definitive date when the best bargains that you have been waiting for are here and now."

Selling the remaining 17 residential units, along with one remaining commercial space, has become a sticking point that's holding back future phases for the project, Furman said, which led to the idea for the auction.

The first phases -- "4th and Broad" and "The Towns" -- are complete but the third phase has been delayed.

Chartwell Auctions will conduct the auction at noon March 28 at the Embassy Suites Hotel on North Cherry Street in downtown Winston-Salem.

Personally, I think this should tell Boulevard Centro something. What works in Charlotte doesn't always fly in Winston. I cannot tell you how many people I know have commented on what an ugly building Fourth & Broad is. To me, it doesn't scream cosmopolitan or hip. The design was dated before Modern Chevrolet was even demolished. Not to mention how CHEAP this units are, and I'm not talking about the price. It looks as if Winston's residents share these same thoughts as they aren't selling. And, they want to build MORE?? :huh: The units that sell in downtown are ones made of quality materials and have space (OPV being an exception). Though this isn't all of Boulevard Centro's fault, because the city was supposed to make good on their word to do streetscape improvements on Broad Street. That never happened...
