City Hall to relocate Monday

Sunny Isles Beach's city hall and police station will open Monday in new digs -- at the city's new government center.

Don't be alarmed if you show up at Sunny Isles Beach city hall or the police station Monday morning and find the doors locked.

The city government has moved from its suites at the RK Shopping Plaza on 170th Street and Collins Avenue to the new Sunny Isles Beach Government Center, at 18070 Collins Ave..

''We've progressed from renting a little office above Payless Shoes to an impressive modern government center,'' Mayor Norman Edelcup said.

Edelcup believes the move is an historic event for the city, which was incorporated in 1997, and symbolizes its rapid transformation from a sleepy retirement community dotted with kitschy beachfront motels to its skyline of luxury high-rise condominiums filled with an increasingly younger and more affluent population.

Edelcup thinks the building will be a catalyst for more growth.

``Having its own permanent headquarters in a modern and efficient facility gives the city the opportunity to jump start development on the west side of Collins Avenue as the east side is being completed.''

The new four-story, 58,000-square-foot center was designed by Spillis Candela and Partners. Construction on the $16 million center started in September 2003.

''The main intent of the design was to find a building image that unified all the different departments of the government,'' said Lawrence Kline, a project designer with Spillis Candela and Partners.

The exterior of the structure consists of glass windows, white ribbed concrete and blue glass tiles. The center also includes fountains and a reflective pool.

Inside, features include the 100-seat, David Samson Commission Chambers, named after the city's first mayor who died of a heart attack in October 2003. Also at the center: a 7,500-square-foot branch of the Miami-Dade Public Library system and a 1,000-square-foot post office.

The city will now be run out of the new location, but don't expect business as usual for the next month. Construction workers still need to complete the finishing touches and iron out some kinks.

''People will have to pardon our appearance for the next four weeks,'' City Manager Christopher Russo said.

The official grand opening celebration will take place at 2 p.m. Feb. 25.

''There will be ribbon-cutting ceremonies, guided tours of the building, visiting dignitaries, live music and giveaways,'' Alyce Hanson, director of administrative services said.

Atrium at Aventura to begin construction

A two-tower, luxury, mid-rise condominium is to rise by the water in northern Miami-Dade.

Catalfumo Construction said it has received the contract to build The Atrium at Aventura. The builder said it signed an agreement with VenAventura for an immediate construction start on the 192-unit building.

Groundbreaking is scheduled for this month. The architect of record is Schapiro and Associates and four developers are working together on the project.

Each tower is to have an 11-story, glass-enclosed atrium. A pool deck is to have an infinity-edge swimming pool and endless pool for exercising.

The Catalfumo south office, known under the Seawood Builders name, is to lead the construction management on the project.

Atrium is to have one-, two-, three-, and four-bedroom models, averaging 1,700 square feet. Prices are to average $600,000.

Each unit is to have waterfront or city views. Two levels of covered parking are planned and a 22-slip marina is under development.

$185M Funds Jade Beach Construction, Land Buy

SUNNY ISLES, FL-Miami-based Fortune International obtained just over $185 million in funding for development of its Jade Beach condominium towers on Collins Avenue. The financing, provided by HSBC Bank USA, consists of a $164-million construction loan for an initial 248-unit building and $21.2 million in land acquisition financing for the proposed Jade Beach Two, a twin tower containing 252 residential units.

Manuel de Zarraga, executive managing director; Robert Kaplan, senior managing director, and Kimberly Flores, associate director of the Miami office of Holiday Fenoglio Fowler represented Fortune in structuring the funding. They worked with Chris Whyte, who heads HSBC

$16M Financing Spurs Artech Residences

AVENTURA, FL-Loft Marina Ltd., a joint-venture partnership between the Miami-based firms of Fortune International and Shefaor Development, obtained $15.7 million in financing for the acquisition of an 8.2-acre waterfront site here and pre-development funding for Artech Residences in Aventura. The plans call for a 251-unit condominium complex that includes a clubhouse, fitness center and boat slips among other amenities. Total construction costs are estimated at $100 million, as GlobeSt.com previously reported.

The Miami office of Keybank Real Estate Capital was the lender, and Orlando Gelpi, SVP, and Carlos Moore, VP, led the financing effort. Manuel de Zarraga, executive managing director, and Ike Ojala, director, of the Miami office of Holliday Fenoglio Fowler, arranged the loan from Keybank. Terms of the financing were undisclosed.

$300 million mixed-use project planned near Miami Shores

A New York developer is planning a $300 million mixed-use development on 14 acres along Biscayne Boulevard north of Miami Shores.

The property, in unincorporated Miami-Dade County, is part of 21 acres the developer wants rezoned to allow a higher density. The area, on the west side of Biscayne, now includes a mobile-home park, vacant land and other buildings.

[...] The developer said he plans to upgrade an existing 7-acre county park next to the site as part of his rezoning proposal.

The Coral Gables office of Dover Kohl & Partners will lead design plans. [...]

Aventura Mall is likely to be the next site for Miami-Dade's next Nordstrom, to be built on the site of a former Lord & Taylor store. This would be the third store in Miami-Dade County and the fifth in the South Florida region. In addition, there is a Nordstrom Rack outlet store at Sawgrass Mills in Broward and in Dade, a new outlet store is opening at the Mall of the Americas.

In terms of sales per square foot, Aventura and Dadeland malls are among the most profitable in the country.

A follow-up to a previous post <{POST_SNAPBACK}>:

The proposed planned community is to be called Biscayne Shores. If request for rezoning is approved, groundbreaking could take place within 18 months. Developer envisions "a mix of townhouses, mid-rise condominiums and residential above retail in a Main Street setting" with "significant commercial, retail, restaurant and office space."

Well, it's finally a done deal. Aventura will be the site of the South Florida's next Nordstrom. With this announcement also comes another expansion for Aventura Mall. The mall plans to add a new wing in the space that the former Lord & Taylor store with upscale shops and restaurants, while the new store will be attached to the former L&T store. Aventura Mall is a two-story mall anchored by JCPenney, Sears, Macy's, Macy's Men, Macy's Home Furniture Gallery, Bloomingdale's, and AMC 24 Theatres.

Hope you all enjoy these, just renderings...but pretty nice. This is Carlos Ott's follow up to Jade Beach. Notice that it is all glass and stainless steel. Every apartment has an Ocean view...and all but a few 1 bedrooms have private elevator entrances.

This I've never seen or heard of in my life...the valet drop off is on the ocean side under the pool! See how the cars drive into the building on the south and north sides of the structure and then circle around to front again...amazing.

The swimming pool flows from the front side of the building to the back, allowing you to swim and tan in the Florida sun all day long no matter where the sun is positioned in the sky. The pool flows through the lobby and creates a cascading waterfall the flows down to the street level.

great stuff! The top of the building is significantly different from the original rendering... I like this one much better. That valet drop-off thing is pretty astounding -- quite a feat of engineering.

Just to clarify...those earlier renderings were for Jade Ocean (the tower formerly known as Jade Beach II) Here is a shot of Jade Beach and Jade Ocean side by side. By the way...Jade Ocean is totally reserved with a waiting list. The sales center will be done in a few weeks, and they might even advertise it at some point!

Normally wouldn't post something like this, but it's a bit worth doing some reporting on it.

The Mall at 163rd Street in North Miami Beach is going to be receiving some new tenants... The place is virtually empty now. As a kid we used to shop there and I would walk there whenever I was at my uncle's house. I liked it because it was an unusual design, with 3-story escalators, some basement levels, and other things that you normally don't see in Florida. Times have changed and the mall has taken a severe beating over the years, both as the demographics of the area change and everything left for Aventura a few short miles away... It was even listed on deadmalls.com.

The last anchor tenant on the eastern side of the mall was Mervyn's, which had an attached 3-story parking garage. That part of the mall was torn down to make way for a Wal-Mart SuperCenter, which is being built detached from the main building. When they expressed interest in developing the property, the city of North Miami Beach and Miami-Dade County imposed design requirements on Wal-Mart to prevent them from building an ordinary blue box. These included: no blank walls, colors compatible with surrounding buildings, and easy pedestrian access.

east side: the city of North Miami Beach wanted to make sure there were no blank walls, because right behind it the city is trying to revitalize its historic main street, NE 164th Street/Hanford Blvd.
