Greenville Mall

Palmetto Home and Garden is a very nice store. I just hope the mall owners have the good sense to act on PH&G's grand opening and add some new tenants. However, I don't know what big names are left, considering that the few stores that are currently there are getting ready to vacate.

Also, I rode by Rich's at Haywood today and noticed that they are already taking down exterior signs and replacing them with Macy's. All Federated stores will be either Macy's or Bloomingdale's by March 6.....any news on the Haywood Mall's remodel???

I haven't heard or seen anything since reading that article in the Greenville News about a month ago. We should definitely begin to see the signs of construction sometime this year, because this is the silver anniversary year for the mall. I sure hope the work doesn't cause any largely negative effects on the number of shoppers, though. :)

I just wanted to say that I have heard some things about Greenville Mall.

Firstly, it makes more than Haywood Mall because it owns the Hollywood 20, and that alone makes more than Haywood in a year.

Second, the Greenville Mall has to come back. It is only logical because everything is moving to Woodruff road, so it's coming back.

Finally, the Greenville Mall is just as packed around Holiday time because of all their little novelty shops. We went to see a movie around Christmas shopping time, and it was easy to get in, but we waited for literally 30 minutes to get out of the mall.

It can seriously use some parking/exterior modifications. But other than that, it is a pretty good mall. Me and my friends hope to open up our first business there. Anyone know what a small shop in the mall runs for monthly?

Welcome to the forum. May I ask what you base the statement that Hollywood 20 makes more than Haywood Mall? Such information is usually closely guarded, or so I thought. It is hard to fathon that Hollywood 20 sells enough movie tickets to exceed the sales of a two story 1.2 sq. ft. 90%+ occupied mall.

As for Greenville Mall coming back because it is on Woodruff, I disagree. It has steadily lost tenants for years even while more development occurred on Woodruff in general. Development has now jumped over Greenville Mall and is now beyond it. I would be very cautious about opening a business there.

Please don't take any of this the wrong way, I just would hate to see you or anyone make a mistake about something so important. I would suggest you monitor the traffic INSIDE the mall at various times and days before signing a lease.

BTW, what kind of merchandise/service would you be selling?

I'm a little miffed at how one movie theater can make more than an entire mall myself. Where'd that information come from, and was this person on a controlled substance? :huh:

It would take one person seeing 10 movies at $7 to catch up to one person buying $70 worth of anything at the mall. I can't see how that would work either.

Deadmalls is an interesting site. They don't have the former Hillcrest Mall in Spartanburg though :)

I think that it takes 30 mins to get out of that parking lot because of the other stores in that area, not the mall. I have sat in that line before. It sucks. There is also extremely poor planning, and I think two exits. Plus Woodruff Rd, and 85 and all that crap being right next to eachother.... creates a mega traffic jam.

On a separate note Woodruff Rd Needs to be widened to Laurens Rd. The two lane section really sucks :)

There is a really nice article in the Greenville Journal this week about the Greenville Mall's past, prestent, and future. I'd post it, but Admin. doesn't like reading long posts (not that I necessarily have a problem with that). :) The article confirms some of what we've discussed regarding the mall, and where it may be headed.

The official Grand opening for Palmetto Home and Garden is scheduled for May 1. Chick-fil-A is leaving soon, meaning there will only be one food store left, Oriental Express. Bass Pro Shops, as we've discussed, has looked at the mall for a potential new store, but according to the writer they have also looked at every possible location in the Greenville/Spartanburg market.

Where does that leave us? It's anybody's guess as to the definite future of the mall, but with the arrival of ICAR and the explosion of Woodruff Road shopping, there may be hope that a regeneration might come sooner rather than later. My main hope is that something could be done to create a totally unique shopping experience for the Upstate - a model for other cities to admire and follow. :)

What I wrote was almost verbatum what was in the article, so I can't say exactly where else in the Upstate they have looked. The thing which caught my attention was the mention of Spartanburg as a possibility for the store. I don't think that would bring the best profit margin, but believe me, I'll definitely go there if that's where it is built. :)

LOL, I dunno, Spartanburg has more than its share of rednecks ;):rolleyes:

I would love to see it locate in Spartanburg. It could build where Lowes or Best Buy on the westside is vacating. Those will be some serious eyesores in a few months.

However, if you really think about it, not many people buy 70 dollars worth of stuff at the mall. But when they go to the movies, they probably on average spend atleast 10 dollars. To the mall, a guy might just go to see stuff, and maybe not buy. The mall's profits are questionable also because of the probably high upkeep costs. Hollywood 20 is fairly simple upkeep, on a large scale. Plus, people are always seeing movies, but not always shopping. I wouldn't doubt that Hollywood 20 makes more than Haywood Mall all totalled.

Also, on the fact of high traffic, I want to remind you that was during like Christmas, and people actually go to the G-ville Mall during christmas because of the high fluctuation of novelty shops that are potentials for great gifts. Other than that, that mall is pretty dead. It might make a comeback.

And that thing about opening a shop, it would be a computer technology shop most likely, but probably won't open up for like 5 more years. No biggie, just we are just finishing high school.

I still have to question the logic of this rationale.

While maybe 1/3 of the typical mall crowd doesn't buy much, the other 2/3 are actively shopping, with a national averege of around $40.00 per person.

Most malls get more traffic than theaters anyway, and if those people each buy something, especially in a mall the size of Haywood, even a 20 screen theater wouldn't make as much overall, and despite high costs of running the mall, it's got to be just as profitable or moreso than the theater.

The main part of Greenville Mall will have to just be torn down and perhaps redeveloped as a big-box center once other big-box anchors are ready to come to Greenville. There aren't any department store anchors left now that May is being bought by Federated and Saks has closed the Greenville Mall Proffitt's, so its days of being a regular enclosed mall are over.

Greenville Mall just has had the worst luck of any mall I know of: Haywood opened 2 years after Greenville Mall did, then Haywood expanded right when Greenville Mall did in 1995, then Greenville Mall's anchors went bankrupt or were bought by chains that already had stores in Greenville, and now other big-box centers are being built around Greenville Mall now that it's time for it to be redeveloped. I'd rather just see it torn down that to sit empty and sad as it currently is. Hopefully Harold's will move to North Main Street or Augusta Road.

I personally don't want to see the mall demolished! That would live the Greenville metro with only 1 mall! We had 3 at one time.

Better a flourishing, large lifestyle center than a ghost-town mall. Enclosed malls have hit there high water mark locally and nationally.

I don't think the enclosure of corridors is the problem with the mall industry. I think that it has a lot to do with not being able to solve one's shopping needs at the enclosed mall.

When department stores gave up their option of selling something besides clothes and big-box discount specialists were squeezed out of mall developments, that left malls packed with merchandise that was not fun, essential, or well-priced.

Who wants to shop somewhere that's inconvenient, overpriced, and can't please the other memebers of one's shopping party?

Malls can improve, but instead of ripping the roof off the box, putting more relevant stuff in the box would help more.
