Durham County has big plans for two downtown properties
 
Durham County has hired a Charlotte-based company to develop two parking lots on East Main St. in downtown. The three 5-story buildings will have affordable-housing units, market-rate units, Pre-K schools and commercial uses. BY KEVIN KEISTER
 

DURHAM

One of the latest housing developments underway in downtown Durham is from an out-of-state developer who is establishing its presence on the Triangle’s busiest corners.

The upcoming 509 Aura development on 509 N. Mangum St., from Dallas-based apartment developer Trinsic Residential Group, is slated to begin construction work soon.

The firm is known for building high-density residential properties in Texas, Florida, Arizona, Washington and Oregon.

In Durham, the roughly 264,000-square-foot project will have 183 market-rate apartment units ranging from studio to two-bedrooms, according to plans filed to the city and county. Part of Aura 5019 includes 192 parking spaces across a 78,000-square-foot parking garage at the base of the building.

The estimated investment of the 8-story project is around $60 million, according to Ryan Stewart, a Durham native who is the Carolinas development director for Trinsic Residential Group.

Preliminary work on the project began over a year ago, and the apartments are expected to be completed in 2023, Stewart said.

Developers closed on the land last month for $3.2 million, Durham County records show.

No zoning changes are needed for the development and site plans were approved this year, allowing for work on project to begin sooner on the 1.17 acres, Owen Burkhard, Trinsic development associate, told The News & Observer.

A small building currently on the site that used to belong to Advance Auto Parts will be demolished.

Durham Center II. Looks to be on the other side of the parking deck the current Durham Center (DCRI building) sits on.  Apparently some early documents were submitted last week. The original plans for Durham center had a twin residential/ hotel tower for this spot. But those plans never came to fruition.

That's my understanding. I think I saw that its going to be, at least partially, demoded. Still looks like podium parking underneath with ground level retail. This is roughly going where an originally planned residential/hotel twin to Durham Center (DCRI tower) was going to go.

I was joking about Durham being NC's Second City.  It's clearly Wilmington.  What better than a semi-tropical, historic city with gorgeous nearby beaches on the Atlantic Ocean?

Lots of new housing coming to downtown Durham.

""The Durham Housing Authority will build 1,700 new housing units in and near downtown, including on the rubble-strewn Fayette Place property in the historic Hayti neighborhood. The DHA board announced Friday it has approved $470 million in development plans for Fayette Place, the Forest Hill Heights public housing community, and the combined DHA Office and Criminal Justice Resource Center sites.
