Saw the following Voluntary Cleanup Contract this morning for the following property:

"The Voluntary Cleanup Contract, 22-7675-NRP, will affect approximately 76.79 acres located at 316 Falling Creek Road, Spartanburg, South Carolina. The property is further identified by Spartanburg County Tax Map Serial Numbers 5-17-00-014.02. Hunt Midwest Real Estate Development, Inc. (HMRED) wants to acquire the property and intends to develop the property with a warehouse building."

Some large warehouse building THAT will be!

I know the new Walmart Distribution Center is coming to Lyman. This is that general territory. Could it be for that?

@Santi Yeah, industrial/warehouse development in Spartanburg is staggering.  It's hard to keep track of it all.  There's another project in the planning stages nearby, too (see below).  There's a petition to close Compton Road to have that whole area contiguous.  The parcels are owned by Rockpoint Group.

Honestly, it's hard for me to get excited about these huge buildings that are only accessible by car, require cutting down acres of forest, and generally pay workers barely enough to get by, while requiring long hours of physically demanding labor.

That's a good chunk of land dedicated to industrial/warehouses development! Hadn't done the research around it. One day I'll have to give creating a Google Map like yours of things I'm aware of, and then double check it with your vast research. Might help me process through the immense amount of data! As always, thanks for helping me see the bigger picture, Westsider.

Went to the County Planning Commission meeting for the first time.  Wasn't sure about photos, so I just took notes.  Here's the agenda, so you can follow along.

Plainview Ransdell is 57 townhomes on a parcel between Plainview and Plainview Ext.

The One Apartments near Hearon Circle are 180 units across 8 buildings.  Entrances on North Town Drive, none on Malibu.  And 5 townhomes in that small parcel west of North Town.

North Grove multi-family will be a 239 apartments in 8 buildings.  Glad to see apartments here instead of more medical offices.  Would be a convenient place to live if you work at one of the medical facilities.

Clark Road apartments will be 173 units across 5 buildings.  It's part of the "mixed-use" development across from the new Publix.  There's already a SFH and townhome neighborhood, plus Circle K and Tractor Supply.  There will also be a carwash, dentist office, and one more (not yet pinned down) business.  Despite all this in close proximity, it's not really walkable.  So close, yet so far.

Bright-Meyers retail center Boiling Springs is the rumored Target (they didn't mention a tenant).  It's a single big-box user, 148k SF, 415 parking spaces, entrances on Hwy 9, Old Furnace, and Double Bridge.  Looked like there may be a few outparcels, and the westernmost land near Schoolyard Road was unused at this time.

Thank you for this! I was planning on attending, but I had a meeting in Gaffney extend into 4:45PM, so that didn't happen... I'm excited especially for the apartments near Heram circle. I hope it gives it a much needed boost. Asheville Highway has so much potential! It is as wide as some areas of I-85 AFTER the expansion. Good stuff!

Presumably this will be annexed into the city once developed under the annexation agreement with Spartanburg Water - it is adjacent to the city across Plainview.  Haven't seen that come through city planning just yet, but often the city is wiling to let them go through site review under county planning and only annex when they are close to completion or occupancy.

I would hope so, but townhomes seem to be a grey area (between "residential" and "commercial") w/r/t the City's desire to annex.  For instance, Weststone (a townhome development on the west side) is contiguous with city limits (across I-26) but was never annexed.  It's owned townhomes vs rental; not sure if that makes a difference.  Then again, there are SFH developments (Olivia Springs, Holland Park) that did annex. :dontknow:  Still don't fully understand the City's annexation strategy...

I wondered about why that one on the westside wasn't annexed - the challenge of annexation is that you have to actually service the property you annex, and though it is contiguous, it isn't really connected.  The same could be said for the once planned apartments behind the Hobby Lobby on Franklin Ave that fell through - it did get annexed, but then not developed.  I recall that being a criticism of the Franklin Avenue annexation - why are you taking this when you didn't take that.  I still have some battle scars from voting for that annexation (twice).

A good point about servicing, but that only applies if the City were never to annex further.  I presume the City would want to continue annexing across I-26 to eventually make its way to some higher-value developments (within 1 mile) that would have already signed agreements, but can't annex until contiguity gets there (likely including Lidl, Tru hotel, and perhaps others).  That's why I wish the City were more aggressive with annexation--even of "low value" parcels--so they can establish a "pathway" to the high-value parcels.  Otherwise, what good is the SWS agreement if most of these developments that "have to annex" never really have to in reality?

Related: I've long had a suspicion that the Franklin Ave parcel was annexed (in addition its own potential value) so that the City could establish contiguity back over I-26 to the new (at the time) Residence Inn (which would've had to sign an annexation agreement).  But, anticipating that, it appears the hotel property owner created an extremely narrow "spite parcel" along I-26 (which you can see on GIS and below) to deny contiguity.  Perhaps the City felt burned by that or worry others could copy the strategy?

(If you look closely, you can see another "spite parcel" behind Westgate Crossing and CityRange, further blocking contiguity. Can you say petty?)

Interesting wrinkle to the potential Gibbs development here: the land containing Gibbs International has been sold to an LLC linked to Farallon Capital Management for $35.5 million (on May 23).  Perhaps Jimmy is retiring?  Anyway, he's flush with cash now, which could potentially increase the chances of successful development.  Still think he needs a partner who knows that industry better, though.

Voters in School District 4 approved the referendum to build a new $100 million Woodruff High School. (H-J article, P&C article)  This is much-needed, as the area is growing rapidly (5000 new homes planned, with 2500 new students in the district).  Site and rendering below.

Agenda for Tuesday's County Planning Commission meeting is up.  There are a few large new developments included. 

First is The Townes at Henson Creek Farms (88 units in 11 buildings on 9.5 acres).  There will also be a large (~420 unit?) patio home development behind the townhomes.  This is on Old Georgia Road at I-26 (where we've mentioned a new exit is needed).

Then there's Halton Village Townhomes (156 units in 30 buildings on 29.2 acres) at Chesnee Highway (Hwy 221) and Bryant Road.  Lyonjay (the developer) also owns a huge tract behind this (almost to Bus-85) where they're planning patio homes (~500 units?), I believe.

Finally, there's "671 Springfield Road" apartments (348 units in 10 buildings on 20.4 acres) behind the Sitel call center.  It will also have direct access to Asheville Highway (Hwy 176) via a driveway next to the Raceway (across from Ingles).
