Philly Developments

Hey Urbanophile and Stinkweed, anybody have any links where I can get a crash course in all this Urbanism stuff? I like Philly a lot, and i think it would be cool to learn all the inner workings of it. I loove loove loove the South Street/Society hill area... just sayin. And is it jsut me or is the comast center horrid(looking)?

Well to tell, I used to live in New Jersey side of Philadelphia when I grew up, and moved to Virginia when I was 12. I can tell that walking in Philadelphia at night was scary - I never spent a single night in the Old City with all of the rundown buildings, drugs, crime and all that stuff. Now that Philadelphia is changing itself, I am looking to spend some nights in the city in the near future. I am happy to hear that Philadelphia is booming right now. Back then I used to see all of their old buildings in dire need of repair and closed and slated for demolition. Perhaps I can live in a condo in the Old City when I finish Old Dominion University in Norfolk, VA and get a civil engineering job in Philly.

I hadn't realized there was a New Jersey side to Philadelphia. Maybe I'll move to the New Jersey side of NYC. It'll probably be cheaper. So you used to walk around the streets of Philly at the ripe old age of 12, huh? I guess you were just picking up a few hookers and partying with the fellas. I remember when me and the guys used to go down to Kensington after first grade let out and would get a pint and shoot the $hit at the corner of K&A. God I love the suburban feel of this board! Feel free to delete this, stuff like this just gets under my skin. :angry:

Just behind the Barnes & Noble? This should prove to be a good addition to Rittenhouse Square. How's the Barclay doing these days? As I recall, it was always in a sort of twilight gloaming.

The Barclay has been restored to its former glory. The lobby is incredible. Alan Domb, the condo king here in Philly bought it a few years back and has finally finished it. They took the lobby on both sides away. On the right is the 200 seat Steven Star "Barclay Prime" and believe it or not, the left side which use to be a ball room for the hotel has also been taken over by "Barclay Prime" for banquets and corporate affairs, it should be finished in 5 months.

Big push for retail and restaurants in the city now. Starr is set to start construction on Parc his largest restaurant to date in Philly, it is on the ground floor of the former Sheraton Rittenhouse which Alan Domb is also making into condos...directly across from the Barclay on the same side of the street. It will be a french bistro and lounge.

So many new restaurants coming on line in the spring. We are getting a House of Blues, Montana Ted's, Del Frisco and Oceanaire. And retail is finally starting to happen in the city. In the bottom of that 10 Rittenhouse on 19th Street will be Barney Co-op 24,000 sq. feet on two floors and Elizabeth Arden Red Door Salon. Plus Walnut Street is getting BCBG, Club Monaco, Zara's opened a two story store few months back and believe it or not Chestnut Street is going crazy with retail. The largest West Elm 20,000 square feet will open in December. Plus BoConcepts, Sephora...all on Chestnut which was such a dump only 2 years ago.

I think Philly always lacked great retail...that is changing in a big way.

Have they finally cleared all the legal hurdles?

Demolition began last week. Also in the Inquirer they have an article about how there is work being done to create cira center 2 and 3. Apparently the projections show center city companies will need 4 million sq ft of office space in the near future. Wakovia itself will need 400K, I think, which could spur Cira 2 very soon.

Congratulations from Pittsburgh on such a wonderful revitilization. We are experiencing a little of this in Pittsburgh, but I think it will take off a bit more this year. I think both cities could work together to support Pennsylvania's urban areas. I suppose once people find out how inexpensive it is to buy property here...

Are ther any plans of better connecting center city to the waterfront?

I'm pretty sure that city council past a law recently that requires a 30 ft greenway along the river. With all the new development going on down there hopefully this measure would ensure public access to the river front. Also Septa is currently investigating three proposals for a new transit line down columbus avenue.

I know that Paul Levy of Cneter City District has advocated the capping of I-95 to to try and gap the 17 odd lanes of traffic one must cross from front street to the river. I think cost estimate for such a project are in the billions so I wouldn't expect to see this in our life times. Now that I think of it I remember CCD even came up with a marketing name of independance harbor for the area.

It should be a good idea to connect CC to Penn's Landing by covering I-95 from Market to South since it will open the waterfront to the city in addition to the Founder's Square proposal by Cesar Pelli. I don't want to see no casinos or even a Ferris wheel on Penn's Landing.

Adam's Mark Site- Future is Still Unclear

It appears that the plans for the site of the Adam's Mark are not necessarily clear. One could be reasonably confident that a casino won't be built there, but will the site be a Target store or perhaps the corporate headquarters? In any event, they can't take that thing down fast enough.
