Shameless hometown plug: Atlanta had the most multifamily units of any city in the south :thumbsup: Finally, the sign of things changing (though not enough as there were still 1356 single family units built too)

Sorry for not being clear. This is only for the city limits, unless otherwise noted.

Other than Miami, I wouldn't be suprised if the high number of multi-family units, in the other cities, are the result of the strong demand for suburban apartment and condo developments.

This is just city limits, not metro area.

Here are the metro numbers. It doesn't break it down by type, just total units. This is also for 03, they don't seem to have done of these for 04 yet.

In Mecklenburg, building permits are issued by the County, not the city of Charlotte and would include the towns of Huntersville, Davidson, Cornelus, Mint Hill, Pineville & Matthews. Still it proves that in terms of new construction, Mecklenburg is the fastest growing of the cities listed. Even beating out the much larger Atlanta, Houston, and Miami by wide margins.

I don't know. These numbers are for city limits only. Metro Miami, Atlanta and Houston, all added around 1 million people from 1990 - 2000, while metro Charlotte added 337,200. By comparison, metro Orlando grew at a slightly faster rate and added 419,709. Many of these places are growing just as fast as they did during the 1990s and metro Charlotte's growth hasn't doubled since then.

While Mecklenburg County has a larger number on this list, if we saw the core county numbers for the other cities (ex. Broward, Miami-Dade and Orange,etc.), I doubt that it would continue to lead, percentage wise or by absolute number. Its hard to figure these things out, without fair representation.

Great research. Here's a couple of interesting things I take from these numbers.

1. Atlanta - On the surface 74k, lots impressive, but 57k worth of single family units, spells big trouble.

2. Miami - the metro, already one of the country's densest, continues to rapidly densify.

3. Fort Myers - Something is definately in the water down there. SW Florida's hub, is well on its way to having state's next big city skyline.

4. Jacksonville - Its nice to see it come in at No. 8 on the multi-family list, despite being a lot smaller than the other areas, excluding Fort Myers.

5. The top 10 list is dominated by mostly Florida and Texas metros. I wonder how low below are other larger southern metros.

I couldn't agree more. It's very disappointing that the same numbers that signal that Atlanta (as the city) is well on it's way to become a much designer, urban enviornment (leading the south and I believe in the country in new multi-family unit construction, only to see Atlanta's numbers essential drop to 0 for the rest of the metro for multi-family. Still all sprawl in the outer burbs, something the area is going to have to get away from.

Also, Miami's growth is very impressive. I don't think many people think of Miami as a high growth area, but it really has some impressive numbers.
