Hoping to start an active new topic for those seeking "hot" tips on commercial space that is available OR that will be available via rumor of a store/restaurant closing, lease expiring, etc.

I am seeking a small restaurant space that at minimum has an approved Hood/Ansul System in place. Seating for 20 or less. Rent $1200-$1500/Month. Available for pizza, sandwiches, carry-out lunch/dinner, etc. Not interested in a franchise.

Anyone know of a space available now, that soon will be available or a current owner/operator wanting to close or otherwise give up their restaurant space?
