Beach land sale has critics

A land sale in Corporate Landing Business Park in Virginia Beach was held up because it was regarded by some as a poor deal.

Although the Virginia Beach Economic Development Authority approved the sale of 3.5 acres on Perimeter Parkway to the structural engineering firm of Speight, Marshall and Francis PC for $120,000 per acre, some of the authority

I was going with a lower height because I figure the foot print of the building would be larger than the Granby tower's foot print.  But you are right the possiblities are endless  :w00t:

Virginia Beach is becoming a mini-Vegas with all the construction plans!

Can you imagine the explosive growth the beach would see if the approved casinos in the city? This will probably never happen in this conservative state but the oceanfront would have developers lining up to build casino hotels and condos would be going up in every direction. I think that I would like to see casinos come to da beach but only after we lay the foundation for other projects! Perhaps they could create a gambling district and still be able to have smart development too!

Honestly, i think casinos in either of our downtowns would be an extremely bad idea. Crime and blight seem to follow them wherever they go not to mention that casinos usually consist of pretty tacky architecture. There are many cities that i aspire for Hampton Roads to be like but Vegas is not one of them. I think we can become a world class city in our own right.

From an article in the Virginian-Pilot, back in August of 2004, it appears to be a "Residence Inn by Marriott", going in between the Four Sails Resort (rainbow-striped timeshare at 33rd St.) and the Days Inn (at 31st St.).

To end the suspense and wonder, regarding the "Mystery Building" at 32nd Street and Oceanfront...

It's a 13 floor, "Residence Inn by Marriott", going in between the Four Sails Resort (rainbow-striped timeshare at 33rd St.) and the Days Inn (at 31st St.).  They tore down the La Playa Hotel/Motel to build it.  It's supposed to open in October of 2005.

Ok, talked to my mother again today for a little clarification on the pembroke office park thing. She said the company that bought her building and pembroke 3 indeed bought the entire office park. She also said that while she's not absolutely certain she believes that they will be razing every building in the park, not just hers. I asked about any other development besides just the 12 story building to replace those and she said she hadn't heard anything yet.

Well which Pembroke buidlings would that be.. I think there is like 1-6 or so.

Yes, 1-6 would be correct. She said they're in really poor shape and some have developed leaks. She is located in Pembroke 6 and the first time i talked to her she only knew that 3 and 6 were emptying out in January. I'm not sure when the leases in the other ones are up but it's probably around the same time.

so are you saying - just to clarify - all of these buildings would be torn down to make one for one office tower?

To clarify, what i'm saying is that all of these buildings are slated to be raised at some point, yes. How they will proceed with that and what development is slated for the property beyond the office tower is not clear. I am only providing the info that we know for sure, i will not guess as to the future plans beyond the office tower. I would be willing to bet that some other component is being planned along side the office tower because thats a lot of real estate to cover, even for a 12 story building.

That is actually QUITE a bit of real estate! They could fit a few buildings over there I bet even with parking garages. Ya know build upppp? LOL. Gee, that is prime real estate. I do hope they hold out for a grand project there. I closed my mortgage one in Pembroke I and I recall it was kinda old. But my attorney's office was located in the southeast corner and what an awesome view of developing TC and the CBD!

Well the site is actually no larger than the city walk or cityview sites (definately not as large as towncenter), so i expect that whatever they decide on for the rest of the property it may be somewhere along those lines. I have no idea which particular parcel the 12 story building will sit on either. I plan on emailing Don Maxwell in the economic development office because it was one of his programs (profiles of economic vitality) which showed the rendering.

I can't agree with you more but I can't see this happening anytime soon with the recent renovation (as such) and with the addition of Target (I hope).

Unfortuantely pembroke mall is here to stay for a while. The push is really to incorporate it as part of downtown rather than get rid of it. There are plans for a building on the parcel of land that suntrust sits on once their lease is up. Beyond that don't be expecting pembroke to go anywhere.

I was just thinking about the residential towers for City Walk. If there is to be 2 towers 15-25 storeys each then that is a considerable height. I wonder if that is about the height of the Pembroke buildings...

I would think that the pembroke site would see a bit lower end mixed use, prolly along the lines of cityview. That would match more closely to Va. Beach's comprehensive plan that i posted a link to some time ago. All the development and proposed development as of late has followed very closely to that plan, so every now and then i refer back to that plan to see what they might do next. The link is in here somewhere, i'll post it again when i find it.

I havent been on the site in a while, so is city walk referring to what i thought was town square, or is that part of another phase of town center?

Yes, exactly. It was renamed from Town Square. I posted earlier of the developer's intentions for that site.
