Downtown Living in Greenville

I thought it would be interesting to compare the residential boom in downtown Greenville and downtown Columbia. I opted to exclude Charleston since it already has a large percentage of its population living on the peninusla and it isn't experienceing the same type of "renaissance." Some text is taken straight from other's posts, and all most of this info can be located via Urban Planet.

My goal is to accumulate a list of all residential units (not single family) in DT Cola and Gville, old or new.

This is not comprehensive, so please add to the list if I have missed anything.

****The Columbia units are prooving more difficult to find pictures of and links to sites since we don't have them listed centrally like has been done in Greenville. So, waccamatt, I am taking the liberty of using some of your photos from your photo tour. I am putting them on my host so its not using your bandwatidth. Greenville

Villagio Verde

  • buildings ranging in height from 3 to 7 floors

The Brio Church St.

It is the renovation of the old Ramada Inn and will have 52 condos in phase one (41 have been sold already). Additional street retail and condos will be built in phase two.

The Bellagio Gardone W North St.

Features eight 12-unit buildings and eight 8-unit buildings. Site lists total area as 30,000- 45,000 sq ft, but my math shows it much higher than that (156,800 sq ft for the 8 eight-unit buildings + whatver for the 12 unit buildings). I will take their word for it though.

The Scott Tower in Greenville is Public Housing for the Elderly, there is also two more similar. The Summit Next the The Greenville Transit and another accorss the Street from 400 Main.

Also in Greenville is the Monahan Mill conversion to Apartments and many Attached Townehome developments downtown.

Also don't forget about the Riverhouse at riverplace, it has topped out. The Richland on Washington St. it is almost complete, The Davenport Condos Accross Church St. from the Federal Building and Accross Washington from Christ Church. And the Lennox on E. North Street

I don't have time to add photos this morning but I will try at another time.

In addition to all these large loft/condo projects in GV, I think it's important to note that almost every building downtown (2 floors or more) has lofts and living above the retail. Any little 4,000 square foot, 2 story structure has lofts on the second floor....lofts above Venti, lofts above Bergamo, lofts above Jersey Mikes Subs, lofts above Giorgio Trattoria, lofts above the old TD Waterhouse, etc, etc.

Greenville's downtown living has been successful because every available space, no matter how small, has been approached creatively for living (some with only 2,3,or 4 lofts).

Some more to add:

Riverplace will have three condo buildings (only 55 is shown in this post). There will also be Terrace at Riverplace and RiverHouse.

Riverplace will actuall have 5 condo buildings. Just like the Terrace will mirror is design the Hampton Inn there is planned two other condos similar is design to the 55 Riverplace and Riverhouse, they can be seen on the site plan on the right.

Oh yeah, the new rows houses in the Hampton Pinckney area. There is also an old church in this area that's being converted to lofts/condos. Think it's on Pinckney Street....can't remember the name of the development. Anybody know?

Is it one of the ones mentioned here? It doesn't seem like it - that one seems like it's right out of Central Florida (Stucco Exterior Walls painted with pastel colors and a Spanish Tile Roof).

edit: This seems to be at least partially residential (if not completely).

That one is called The Richland @ Cleveland Park. 200K to 600K. I heard they sold out almost immediately. Don't have the website.

There was an advertisement in this week's Greenville Journal for "Park Place on Main" - starting from the mid $700,000's:

There was no web site listed in the ad.; however, it is going to be located at 18 South Main Street.

That's the development in the former Greenville Furniture store. :) It will be an awesome addition and it will house the wealthy only.

Hehehe...I'm glad someone figured it out. I was wondering why a realtor in Mobile, Alabama would have anything to do with Park Place on Main :) It's OK though because I found the same renderings (only not as large and not as nice) on the Greenville News article, too.

I found it rather nice that the artist included the edge of 22 South Main (another residential renovation) in the top rendering. :)
