New luxury apartment project draws tenants

CWS Apartment Homes L.L.C. has completed construction on its newest luxury multifamily development, opening the doors Aug. 1 to Marquis on McKinney in Uptown. The 10-story, 144-unit complex is the 10th local project for the Austin-based company, which owns 30 apartment communities in Texas, California, Colorado and North Carolina.

Located at the southwest corner of Lemmon Avenue and McKinney Avenue, Marquis on McKinney comes online at a time when rental rates are falling and vacancy numbers are rising. According to recent statistics from M/PF Research Inc., average mid-year rents in Dallas were down 3.4% compared with June 2002, with occupancy at 90.2%.

Still, the project is generating strong interest, said Michael Harger, community director.

"Response so far is wonderful," he said. "We're already 22% leased."

Marquis on McKinney sits in one of the best-performing submarkets in the Metroplex. Class A properties in the downtown/Uptown area were 93.4% occupied at mid-year, with average rental rates of $1,180 --compared with the overall Dallas average of $906.

"Overall, the urban core has the strongest occupancy rate in metropolitan Dallas," said Greg Willett, director at M/PF. "Compared to the overall market, it has a three-point advantage."

Little new product came online during the 12-month period, allowing occupancy levels to remain flat, Willett added. About 1,500 units are now under construction in the submarket.

CWS is offering 24 different floorplans at Marquis on McKinney. They range in size from 690 square feet to 1,630 square feet and in price from $1,085 to $2,715. The apartments come with standard nine-foot ceilings, black-on-black appliances and side-by-side refrigerators. Those on the top floor have 11-foot ceilings, stainless-steel appliances and hardwood floors.

Amenities include an Internet cafe with teleconferencing and videoconferencing systems, a rooftop fitness center that will open in October, and a suspended pool on the third floor.

Interiors were designed by Stephanie Moore at Moore Design Group, who also worked on Billingsley Co.'s Austin Ranch in The Colony and AMLI Residential Property's 2nd Street District, a downtown Austin revival project.

At Marquis on McKinney, Moore combined 19th century artifacts, commissioned art work and custom-designed furniture.

The diverse style is "top of the line -- a status symbol for today's urban professional," she said.

CWS was launched 30 years ago by Jim Clayton and Bill Williams. The company both builds and buys and is currently seeking to acquire more Class A properties in its established markets, including Dallas. Most of its local developments are in the Uptown/Turtle Creek area, Richardson, Plano and Fort Worth.

Another 22 story condo across the street is brekaing ground next week.

a 35 story W hotel/condo tower is breaking ground in october in Uptown.

a 25 story Ritz Carlton is supposed to break ground by December in Uptown.

Downtown is mainly focusing on conversions right now. A more detailed post will come later.

Damn, that was fast :)

That's actually pretty cool looking, although seems like it sticking out around a lot of shorter buildings. Maybe the picture doesn't illustrate the area well though.
