Hampton Development

Peninsula Town Center may not have the high-rise buildings that Virginia Beach has, but there is a depth to it that simply can't be beat. When you're in it it feels like an actual fully-fledged walkable downtown. That's something that Virginia Beach still lacks, though I'm hoping once Columbus village starts building up it will gain.

“I wouldn’t say it’s necessarily gaming fever, but the thinking among at least I think our council is that if there is going to be two casino gaming places in Hampton Roads, at least one should be on the Peninsula,” said Hampton Mayor Donnie Tuck.

That's a fair argument, with the tunnels and all. It would be about a half-hour drive. Only problem I see is that it cuts into people coming from Richmond. Then again, Norfolk could simply get people from the Carolinas and South...

With Hampton’s quest to redevelop open land, the biggest challenge is getting to the starting gate - Daily Press

The article summarizes redevelopment sites around the city. The WVS development in Downtown has been delayed due to an unexpected waterline but is planned to begin early next year with a $35 million, 215-unit multifamily project. 

There’s a 7-acre site near the Coliseum that the article states the city hoping will attract another hotel but it could be the site eyed for a future casino as its within the area described previously. 

The importance of site readiness is also discussed. The city is working to get potential economic development sites closer to tier 5/shovel ready status and is looking to potentially partner with other localities to share costs/revenue. This is an idea that I’ve heard with increasing frequency from leaders throughout the region for projects ranging from industrial parks to a new arena. Chesapeake even recently voted to join the Eastern Virginia Regional Industrial Facilty Authority, which is a vehicle for these types of regional investments.  The Authority was formed late last year by Peninsula municipalities and has now been joined by Isle of Wight and Chesapeake. The first project is in the planning stages and is for a drone testing facility in York County.

If the region could have done more cost sharing in the past, we would have grander versions of what we currantly have. Our arenas, hotels, convention centers, ect would have attracted more prestigious events. Maby our region would have been famous for one of its events, rather than hosting mediocre knock offs. People in leadership dont seem to realize that whats good for one city, is good for the whole region.

Some of the parcels are being used as overflow parking, but not as much since the pandemic with both venues still closed, Rigney said.

While there are no immediate plans for them, “we would like to see a mixed-use project(s) with a density that might call for more vertical development – going up instead of sprawling out,” Rigney said in an email.”

Three things, one, this is an awesome type of development that would work perfectly for Hampton and I hope it leads to more mixed use developments in their downtown like this because it is such a wasted historical downtown right now. Two, talk about being super light on the details for something that is supposed to be built this year, I highly doubt summer of 2022 is gonna happen unless this is in full swing construction now. Three, someone should tell them that Nauticus, while a beautiful photo of that building, isn't in Hampton and they should probably spend the all of 5 minutes it would take to figure out what photo of Hampton they would need to use. Clearly some intern google searched "Hampton Roads" and called it good.

Those renderings look like Virginia Beach on steroids. Why are they putting that suburban crap in the middle of their downtown? I swear, every single city council in this area has lost their freaking minds…. <_<

The former Lincoln Park neighborhood, is nearly a mile away from the furthest edge of downtown.  That doesn't sound like much, but when you consider downtown itself is small, it really is nowhere near the downtown area, and currently is in a very neglected area of town where project housing was torn down and nothing built, just pieces of slab where buildings used to sit.  Certainly wouldn't want to see this junk downtown but certainly appropriate for the area.

21 townhomes proposed for Peninsula Town Center. They'll go along Cunningham and Hartford, and also along the parking garage. This'll add some good density and make use of the huge green space down that end, also with a modern look. It'll add a decent presence, which is especially needed to fully connect PTC to the main corridors and bring more residents/foot traffic and add commercial demand. The design is similar to the rock climbing facility that was built on the other side near Sky Zone. Would be good if they could transfer some of that office space around the area into PTC, get some office towers going and build an actual second downtown option.
