Project Pipeline is a Herald feature that tracks zoning and permit applications to let people know what developments are being proposed for their neighborhoods. If you have something for Pipeline to check out, e-mail [email protected].

The Richard-Brandon Company will break ground in the next few weeks for its new project Pine Manor in the High Pines neighborhood near South Miami. The development project will be located in the area between Southwest 54th Court and 54th Avenue and 76 and 78th Streets and is comprised of 42, two and three-story townhomes. Some 32 have already been sold, according to spokeswoman Susan Cumins.

The homes in the gated community will have individual wooden gates at the garden wall, with paths leading to separate covered entrances and will feature Dutch-Caribbean architecture. Pine Manor replaces 56 World War II-era four-plex rental units and is expected to be completed by the end of 2006.

Richard-Brandon has other development projects in South Florida, including the Reserve of Pinecrest, at Southwest 102 Street just east of US 1 and Plaza 57, an office and retail building in South Miami at 7300 SW 57 Ct. Prices for the Pine Manors homes range from $800,000 for a three-bedroom model to more than $1 million for a 4-bedrooms house with an elevator.
